I know that I'm going to be selling my house in a little under 2 years. I want to use the interim to get my home as marketable as possible.

Is it crazy for me to contact an agent now and get input? I'm wondering if I need to replace wood flooring, landscaping, and driveway paving - all big jobs that are going to cost $$$ if I decide to do it.

Or should I wait until it's closer to my move date?
 
DH is a realtor and we have people (mostly friends and family) ask questions like this all the time. I think if you have someone in mind to use as your agent it is a good way to get to know them and see if you can work together. I know DH answers questions and then in the future he has found a new client, plus it is easier on all parties if your house is as ready as possible. Good luck to you!
 
Right before you list the house here are some things to consider:
new bathroom and kitchen floors
new paint
refinishing hardwoods - no need to replace unless they are badly damaged
new carpets if they're worn or stained
spiff up the yard and landscaping
does the driveway really need paving? Is it gravel now? what are driveways of the homes around you like?

No need to do these things now, they'll just need redone when it's time to sell. The big ticket items like new windows, wiring, etc are not going to add a great deal to your home's value. You get way more bang for your buck on bathrooms and kitchens.

It would be a good time to start noticing who does the most listing in your area. Make a mental note of whose signs you see hanging on neighboring houses that are for sale. Go with a reputable, well thought of agent. Your friends and family should have some ideas. Do NOT go with a family member or friend. unless they have a good reputation. Just because they are close to you does not mean they are good at their job. We're talking thousands of dollars in commissions here, get someone worth that money.
That's my advice as an Real Estate company owner/agent.

Thank you for all your advice - especially this piece. I have a neighbor/friend whom I am SURE believes that she is going to get our listing. But I've already asked her opinions on what we should do to the house over the next 2 years and she's been totally unresponsive. :confused3

There are very good agents around here whom I'd rather use - and it sounds like I'm much better off following my gut and weathering her hurt feelings.

Try this line, "I'm terribly demanding & hard to work with and I value our friendship too much to have me ruin it." ;)
