Hey Ed, I read about you hot water heater issue. Have you heard about, or given any thought to going with a tankless heater? Theyre a little more of an investment up front, but in the long run they could save you big bucks. Not only that, but they by far outlast traditional tank heaters since they actually dont fire-up all the time and dont store the water, unlimited hot water, and not really any more complicated to install that a traditional water heater. They are available for Natural Gas, Propane and Electric. Just a little food for thought.
If money wasn't so tight right now, I would have gone with the tankless solution, but I can't really complain, we got 19 years out of this one and its still working, just a small leak right now. Hopefully it will hold out until the new tank is installed on the 9th.
