Very good idea!! How is your housing market right now? It took us 18 months to sell our last house (in an historic district downtown Dayton, which take forever to sell) and we had shopped around for about a year prior to going on the market. So by the time we sold, we knew exactly which neighborhoods we wanted and what kind of house. The bad thing was in the process, we lost out on two houses we fell in love with because we took forever to sell. I know they weren't meant to be but one of them I am still smarting over. We even tracked down the owner of that house (who was living in Iowa but renting out the house at the time) and were practically begging him to sell to us (at appraisal) even though it wasn't on the market at that time. He wouldn't do it. We explained to him that we tried to buy it about a year prior before he bought it but lost out.

Then go figure, he went on the market 3 months later!!
