$65 to $69 per Point

I noticed that most resales at the Timeshare store are priced about $65 to $68 per point. With the current economy expected to run weak for at least the next two quarters, does anyone still want to predict BCV opening up at $85 per point ? I don't, but that is just my opinion. It still amazes me that $75 per point is still holding, but then again they have beefed up MB's.
 
I for one hope BCV does not come out at $85 as that is probably where I would want to buy, as VWL will be (probably) sold out by the time I buy and I would want my home resort to be onsite not VB or HH.

Hopefully the points there (BCV) are around the current prices at $75 and the interest rates stay low.

I am hoping for a reasonable price for BCV. I don't see how the rates could be $85.00 when presales start next year. I would like to see a real MB incentive that brings the point cost to around $70.00 or less, at least for the early pre-sale period. Another incentive might be some sort of park pass deal........I might be dreaming, but it's hard to say with the economy the way it is. Got a good look at BCV in Sept and the location of some of the rooms is somewhat undesirable. The backside of the resort (maybe 25% of the rooms) is right on top of the road. Anyone else have some other BCV speculation??

I understand DVC sales are still strong and VWL is close to a sell out. A price increase will probably be announced after the first of the year to take place by (no later than) June 30th. Think they will give us the opportunity to kick sales off at BCV for $75 per point.
Follow the logic they used at VWL- they held price for a period of time. This also gives them time to guage the market. They already know from member inquiries that the interest in BCV is very high.
I am sure they are studyng the market at WDW as we speak.
As a side:
Talked to a Sales Manager at a timeshare resort in the Cayman Islands today and was interested to hear that their sales are still strong.

Just speculating, but I fully expect a price increase before BCV goes on sale. It may not be much, but I think that this is the best time for them to do a price increase. I fully expect BCV to be very popular and if it does not sell at the desired pace, DVD could alter the MB or other incentives. I expect the original (presale?) price to be $77 or $78 per point. If it is popular for presales, regular sales will start at $80+ per point, IMHO. In any case, it will be interesting to watch!
 
It definitely will be interesting to watch! Wonder if we should buy more VWL points quick???????
Oh well, this is more interesting than the current problems (opportunities) at work.

What actually amazes me is that the price for resales is so close to those from DVC. I wouldn't read too much into the resale prices as it relates to the direct DVC price. Remember that Disney controls the resale prices anyway by their Right of First Refusal. Most timeshares, even Marriott, can be bought at a much larger discount compared to DVC. The two Marriott Grande Ocean Platinum weeks I bought were about 60% of the cost through Marriott resales.

Remember that a large portion of those that buy are not reading this information and most likely do not even know about resales, much less, where to buy them. There are also those out there that want to sell and would take much, much less. I've talked to individuals that would have accepted half the going rate but I didn't need the points at the time and didn't want to fool with the hassle of trying to make a profit on it.
 
DEAN; You may well be right. My DVC history is only a year and a half old. During that time the 'spread' between resale and Disney offerings has been much narrower. Just a few short weeks ago resales were in the $70 to $72 range, some with banked points were even at $75.

The reason I started this thread was because there has been so much talk and anticipation recently about BCV starting at $85 and/or being the start of DVC II. In light of the recent tragedy and economic weekness, I just wanted to revisit this subject and take everyone's DVC temperture on these topics.

PLEASE, let me know the next time you hear about someone who is willing to sell their points for "half the going rate."
 
Over the years I've seen likely 4 or 5 people willing to sell at a rate much less than the rate DVC will supposedly buy it back for. I can quote a member on this board that had a contract at $40 pp but alas, DVC said no. They ended up with around $50 pp and DVC let it go through. With the ROFR, it's just not worth the hassle of trying to get a low ball contract. I haven't seen any that low since the resale price increase of about 15 months ago but then I haven't been as involved with that type of thing for about a year or so. Trouble is those that want to sell and will take much less usually don't know how to go about finding a buyer.

In general it's not hard to find contracts at the minimum DVC will allow, you just need to work at it a little and be willing to offer very low and hold your ground. The trouble is that most people who buy DVC that we hear about (this BBS) are set on buying, it's just getting the right price. In order to get the truly great prices, you must be willing to walk away and possibly never buy if you don't get your price. You also need to be willing to take the chance on DVC excercising the ROFR.

I recently bought a second unit at Marriott's Grande Ocean resort. I had a few price offers in with brokers and it was essentially take it or leave it. I had several laugh at me and tell me if they found one that low, they'd buy it themselves. Well, one of them called and offered at the price I wanted. After I'd made the commitment, another called and offered the same at a several thousand lower than I had offered. I was tempted to buy it and resale it but I just didn't have the money for a third unit and didn't want to back out of the first agreement. I bought a unit in Aruba for 1/7 of the person's asking price and about 15% of the resort sales price. It took over a year of follow up and being willing to contact them again to see if they were still trying to sell. Truth is the resort would have bought it for about 3-4 times what I paid and I ended up selling for a significant profit but still a good deal for the buyer.

You usually also do much better from a price standpoint staying away from the big 2 or 3 that you hear reported on this BBS. A few months ago, I gave a list of places that had WLV for resale, it's a good starting point for additional resale resources.

Well, obviously you know much more about purchasing resales. Way back when, . . . I bought OKW for $51/point, but everything was in the low to mid $50's at that time. Do you think there will be a discount on BCV points six months to a year after they first are sold by DVC?
 
My guess is that the MB program will continue much as it is and that BC will come out in the $77 to 78 per point range. I'm certain it would have been $80 or more except for the recent events. Remember that HH, VB and WLV will be essentially if not totally sold out by the time it opens and that will be the only kid on the block. They may want to stretch this thing out a bit to decide about the new golf resort.
 
The resales have to be competitive with the MB pricing.

If the MB program wasn't in effect, I would suspect that the resale pricing would be higher.
 
Resales must compete with the MB price but since there are other factors like home resort and points availability (or lack of). The reverse is not true, resales will have little if any impact on the DVC sales process.
