2008 Dues Notices are out! (Post #1 updated - All complete!)

There could still be changes in the actual dues owed related to the property taxes actually paid for 2007. If the actual taxes were different than the estimated taxes an adjustment will be also be noted on the statement sent in late December.

Yeah, if memory serves we usually get the statements within a couple days of Christmas. Ho, ho, ho! :headache:

The increase in dues for AKV seems so small. Is that because the resort isn't complete yet? Just wondrring if we should also anticipate a larger percentage increase at AKV next year and the year after as each phase of the Kidani building is finished?

Check the notification for the subscription. Make sure it says instant or daily. Then check your email address to ensure it is correct.

A couple of side notes from reading the estimated annual budget information.

In addition to the 11:00am Board meeting and the 2:00pm Members meeting, there will be a meeting from 12:00 to 1:00 for OKW owners to explain the extension ... and a box lunch will be provided for those who attend.

In the HH notice there is a mention of the planned expansion of the Beach House Facility which will include the addition of hot tub at the Beach House. A resolution to accpet this proposal will be voted on at the Member's meeting (only the member's representative will have a vote). The costs of this expansion will be borne solely by DVD and not the members dues (a'la the OKW slide) but subsequent upkeep and replacement costs will be included in annual fees.

In the past (when each resort had it's own annual meeting) , the Board Meeting would usually take no more than about 5 minutes followed immediately by the Member's meeting - which would take about the same amount of time. This year, for the first time, all meetings will be combined. I would still expect the Board meeting to take a minimal amount of time and the Member's meeting will take a little longer than usual since there may be resolutions voted on that are unique to each resort. I also expect that, as in the past, there will be an informal question/answer session where members in attendance may comment and ask questions. I would anticipate the morning session to last no more than about 30 minutes total (assuming there is a Q&A oppportunity following the Board meeting) and that the afternoon session will take about an hour total.

Please read through your notice and report anything unique to your resort which might be a factor at the meeting.
 
Very glad to hear about the addition of a hot tub over at the HHI beach house. It is long overdue. It will make that facility more user friendly for the entire year. We have often tried to swim there in the off season and have found the pool temps to vary widely from day to day. It will be nice to enjoy the beach area more from the warmth of the hot tub....Johnnie

DVC will subsidize the dues for several years until construction is complete. If an amenity is designed to support, say, 400 units and there are only 200 available, DVC will pick-up a portion of the common-area costs. In that example, it just wouldn't be fair for the owners of 200 units to pay the full cost of amenities like the front desk, pools, workout room, etc. when they are designed to accommodate so many more guests.

If DVC does its calculations correctly, the subsidy should gradually disappear as the resort nears completion without seeing any big blips the percentages. SSR is nearing sell-out and the average annual increase since 2004 is only 2.6%.

Kidani may be something of an unknown. Right now AKV owners are just paying a percentage of the established operating costs (and taxes!) at Jambo House. When Kidani comes on-line, they'll share the same Jambo costs plus ALL of the Kidani expenses and taxes (at whatever level Orange County determines.) If the operating expenses at Kidani are noticably higher than Jambo on a per-capita basis, there may be a one-time blip when the facility opens.

Even if that is the case, I doubt it would be double-digits or anything--but perhaps more than the 2% increase this year. And given its desire to continue selling, DVC could bury the increase in a subsidy and effectively spread it out over a few years to minimize the impact.

Original buyers at VB were given a developers subsidy based on the full expansion planned at that time (see tjkraz's subsidy explanation above). When it was determined , a couple of years later, that the resort would not be built out to that extent, the subsidy was not included for subsequent buyers.

Those early buyers still enjoy the subsidy.
