has it been for sale, for a long time?

who is going to purchase it?

why did a DVC guide, let someone purchase, such a large DVC contract?

It also has a very high per point cost. We're in the process of purchasing 300 points at OKW for $73/point.
 
As a DVC guide pointed out to me, some businesses/corporations buy larger contracts for employee use. That would be a nice perk!

-Don't know, maybe I will! No way to tell who will.

-Why wouldn't a guide let someone buy a big contract? Many people on these boards own at that level or more. How many points depends on the deepth of your pocketbook, how often you will stay at a DVC resort, how many weeks you stay when you go, the time of year you go, the number and size(s) of rooms you need.

There seems to be this myth about DVC... that the guides are there to "protect you from yourself". No, they are there to sell for Disney. So if you walk in and say you want 1,000 points the guide is in NO WAY required to even suggest that you break it up into smaller contracts... it's up to the buyer to do the research...

My guide told me to split up my 300 point into 2 150 point contracts.

I must've had one of the good ones, then! When I told my guide about that contract, he was like "WHO sold them THAT? I know that guide wasn't doing his job that day!" My DH (new to all this) didn't understand why he would be reluctant to sell someone 1000 pts. Guide wisely explained that he'd be happy to, but that he suggests breaking it into smaller contracts so that if you ever decide you have too many and want to sell some or all (OR want to pass it on to your children) you can do that easier with smaller contracts...since contracts can't be split up.....there is a MUCH smaller market for a 1000 pt. contract than there is for say 5-200 pt. contracts....

He did say, though, that some people come in knowing exactly what they want, and refuse to even listen to suggestions on doing it a different way....so they do what the customer wants, even if they realize it might not be the best way to do it.
 
Way back in 1995 our guide, AJ Richter, suggested smaller contracts for us when we discussed our intent to own 3000 points. Not only did he advise us correctly with respect to contract size he instructed us on how we could exceed the 2000 point limit any one owner could own at any one resort. We took his advise and couldn't be happier or more pleased with DVC for it.

Clearly at least some guides consider the buyers best interest and choose to go above and beyond. What isn't so clear is how many buyers listen to their guides.
 
I am not saying some guides won't tell you, but they don't have to.... They are salesmen and while by timeshare standards they are excellent I am sure they get some type of incentive to sell...

Also, isn't this an OKW contract. For all we know it was one of the original contracts and maybe the idea of a resale market and ROFR etc. weren't well understood.

I'll bet your guide was extra helpful in <i>lots</i> of ways when he heard of your "intent".

In any event, I seem to recall our guide suggesting smaller separate contracts for large point purchases when we were in the discussion phase. It wasn't an issue for us...we were buying 200 points...but he did mention it as I recall. I remember thinking "That's a very good point".

But, the bottom line is that some people always think they know better, and are going to do what they are going to do, regardless of what anyone may suggest. If I am a guide, and I make the suggestion, and the buyer basically pooh-poohs it, then my response at that point will be "Suit yourself...you've been warned".

Then they just have to learn the hard way. :sad2:

Why not? We bought 2000 back in 92.....I think I would have been insulted if the guide tried to say I could not buy it! Back then it was known as The Disney Vacation Club, it was the only place and we knew what we wanted. Also, at that time, it was supposed to be the only DVC on property. Guess that didn't last long. We love our 2000 points, use them all every year. Would we buy more? If the need arose, sure but right now, 2000 is enough for us.

You can tell how long the timeshare store has had it listed by looking at the last four numbers of the ID number. That contract went on April 26th.

I suspect no one is going to purchase it at the price the seller has asked.

The guide they purchased from either did not care or did not realize about contract management issues OR did advise the buyer and was not listened to.

Actually, Kansas, that would probably be the best solution. Have Disney buy it back @ ROFR & split it into smaller OKW contracts.

The 1K contract issue has also been posted on the DVC Community Board too...Anyway, here is my basic advice that I posted on that thread:

"IMHO, the seller ought to strip and rent the 2000+ points for $20+K. Then turn around and drop the price around $65/point. All he needs is someone (notice, I don't say "buyer") to put a bid in for it and surely DVC would ROFR at that amount. That way, he can make $85+K, less commission.

Everyone wins in this scenerio. Seller makes more $, TTS gets a big commission, DVC gets OKW points for cheap and the "buyer" doesn't get stuck with a 1,000 point albatross."

No not yet. We currently own 1675 but we're looking for another add-on to get us closer to our goal before we retire in a few years. 3000 points will allow us to stay in a 1bdrm villa at OKW for about 4 months each year (from early December through late March).

We'd be interested in that 1000 point contract if it was sold at a fire sale price, say $50 per point. But, with ROFR I doubt if the price dropped below $70.00 and at that price I'll stick with smaller contracts that give us the flexibility we think best suit our needs.

I met a retired couple back in February who spent the entire winter at DVC. Sounded like the very best of every world imaginable. No house in Florida to have to upkeep during the hot months when you're back in NC or wherever, and IN the magic for 3 months or so. My husband and I are hoping to add more points as we can. You definitely have the right idea!!! :cheer2:
