wife and I got the DVD today. . But boil it down for us

1. Average one time cost (all fees) for say a Disney World timeshare.. Lets say the "average" cost.. Without knowing, but go with boardwalk or such

2. Annual fees?

3. Do I then pay again each year to go?

4. family of four here, what else?

5. We go to Disney each year now that the kids are older, is this a good valule for us.

End of the day, say we have 5k to spend, will this work?

3. What size unit do you want to have? Is a studio good, or do you want a 1 bedroom with the separate living area?

That will really determine how many points you are likely to need, which determines your cost.

You would need 85 points for a BWV standard studio for a week during the month of Sept and 87 points for a week in October/November (except Thanksgiving week). There's a BWV resale listed as sale pending on the link above that has 60 points and a list price of $5220. You would need to borrow to stay a week each year and would probably eventually need to invest about another $2500 in a 25 point add-on from Disney or you could skip a year and make do with the borrowing. You might also be able to book a couple of member discount cash nights to round out your vacation every couple of years.

Let's figure dues at $5 per point (they're not quite that high, but it makes the math easier). On 60 points, that would be $300 per year for dues. That is all you would pay, there are no other taxes/charges to stay in your DVC room on points.

For a Sun-Thur say in a studio, late fall at SSR, you will need around 55 points. Where would you like to purchase? Although all the resorts are wonderful, some appeal more to others. Are you looking at resale or through DVC? OKW takes less points and can be found for around $75/point on the resale market. A small contract is smart for many reasons. They sell very quickly on the resale market if you ever decided to sell and you will also have the flexibility to skip a year if you choose and not have a ton of points to use the following year. Keep posting questions, it the best way to get honest answers--we have all been through it. I asked around for 6 months before we ever bought.

to clarify mom2alix's comment:

- the BWV standard view studios are fairly difficult to book unless you can plan 11 months in advance...so that's important to know.

also critical as your kids age is that the BWV studios have one queen bed and one pullout sofa bed...OKW is the only DVC with studios that have 2 queen beds.

- if you buy a resale contract (this 60 point one is $5220 with $360 in closing costs for a total of $5580), you would easily be able to add-on 25 to 30 pts directly from DVC...at a cost of $2300 to $2800-ish.

so your costs would start at roughly $7900 to $8400 for contracts totalling 85 to 90 points.

(sticking with a 60 point contract would complicate things for you...as mom2alix says, you would need to skip 1 year out of 3 or pay cash for weekends...which is probably not what you are asking.)

annual dues for 2007 would be $412 (on 85 pts) or $437 (on 90 pts) - or $35-36 a month. **these dues will increase every year**

as stated before, there are no additional charges or taxes to pay.

if you can avoid weekends and book 11 months in advance, you would need as few as 45 points per year for sun-thurs stays at BWV...this is the "sweet spot" for DVC ownership for the hyper-budget-conscious. a 50 pt contract is only $5000 or so, with only $20 or so per month in annual dues...it's the cheapest deal you can get for staying at the boardwalk but avoiding weekends is a huge limitation for many/most.
