Yearly fees at each resort...

Could someone please tell me how the annual fees are calculated for your home resort? trying to figure out all the costs before we take the plunge!
 
The dues are charged "per point". For comparison, here are the dues for the different resorts for 2004. The actual dues go out to 4 decimal places.

SSR - $3.80
OKW- $3.68
HH - $3.86
BCV -$4.17
VWL- $4.2515
BWV- $4.25
VB - $4.67 ($3.67 pre-1996)

The dues are comprised of Operating Costs, Capital Reserves (planning for future capital improvements and things like paving, roofs, new furnishings, etc.) and Property Taxes. The property taxes are estimated each year and when the next year's bill comes out they are reconciled with the actual cost. Some years you get a slight refund, this year most resorts had to pay a little more towards the 2003 taxes in their 2004 payment.

Historically, the dues have not fluctuated up or down much. In the early years, they went up about 5% per year. There was a period of about 5-6 years where they went up and down 1-2% staying basically the same. In the last two years, they have gone up quite a bit each year. This is attributed to increased costs for insurance (including employee medical insuarnce) and a reduced return on money that is invested. Hopefully, this will get back on a even keel soon.
