Write Up-Conversion of WL & GF to DVC

The key in the article is when they say "I don't think Disney would be converting these rooms if people were spending $500 a night to stay in them."

I have never stayed at ANY of the monorail resorts pre DVC for exactly this reason. $500 a night for what? That's crazy pricing and always has been.

I don't know how they would pull off an expansion at a resort like WL that already has DVC. Would the new section (IF it were converted) have the same expiration as VWL? I wouldn't pay today's prices for a 2042 expiration date.

By "they" you mean tjkraz, a frequent poster here and owner of the DVCNews site. (Way to go Tim!)

I thought it was interesting that the author states "Disney time-shares also meet growing demand for amenities such as kitchens, washers and dryers that time-shares typically provide" when in fact the Poly will be mostly studios.
 
Maybe "hotel room" like Aulani? I suppose they wouldn't need converted, though.
 
I would love to seem them either convert rooms at the Grand California or sell points for regular hotel rooms. They did add hotel rooms to the Disney Collection but the points are very high. They soldout the points awhile ago, I'm surprised it hasn't happened. I've heard that the dues budget includes the hotel rooms in the new wing, I assume DVC is paying the dues on them. They must have enough occupancy to make it worth it.
 
i am actually glad to hear that. ;) i just bought an add-on at the grand floridian and am worried about not being able to secure a reservation because of the limited number of rooms there. that is the same problem that the wilderness villas and beach club villas have. the small villas are lovely but reservations are difficult. the villas in jambo house were converted from regular hotel rooms and they are fantastic, in fact my property ownership is actually in jambo house and i love it as well as kidani.:goodvibes
 
If the GF was going to convert rooms to DVC, they would do that first before building a free standing building.

I don't see the GF converting rooms to DVC unless attendance really changes.

There seems to be enough discussion on the various Disney boards and blogs to suggest that WL and, possibly, BC will be revisited first.
 
Sounds good to me. My advice-- buy your add ons now. once poly goes on sale, pricing is going to change. I'm waiting for ROFR as we "speak".....
I'm going to wait to see what they do about the expiration before I add on. I really want a contract at the Wilderness Lodge, but the 2042 expiration keeps turning me away.

WL & AK usually are the most reasonably priced deluxe resorts and often at great discount via booking thru 3rd parties.

Disney likely has done the math and figured out it's more cost effective to flip existing standard hotel rooms to 'value' studios. While there aren't many @ AKV they often are booked near the 11 month window.

IMO DVC handily converted the standard hotel rooms @ AK to 'value' studios. They work just fine for many i.e. couples or smaller families looking to perhaps maximize their number of trips each year. If they would add a washer/dryer to the studios (I'd happily sacrifice closet space), it would be a major sales incentive even if they designated them deluxe studios with a pricier point requirement:wizard:. imo this particular demographic could be what their research has indicated is a growth market.
 
There is another reason---apart from low occupancy---for converting hotel rooms to DVC units. It moves future travel-demand risk from Disney to DVC Members.

There was a very big change in Disney's resort development strategy right after 9/11. Disney begrudgingly finished the second half of POP, but only after a decade-long delay during which they figured out that they were under-serving the large-family market (and in a time where family sizes are slowly growing again.) But, they've been falling all over themselves building new DVC inventory and converting hotel rooms to DVC units.

Why? 9/11 scared them to death. Unlike most of the other Disney resorts that have a huge population within easy driving distance, WDW relies almost entirely on air travel. Any long-term disruption in that (say, $200bbl oil---which could easily happen sooner rather than later if the OPEC strategy of starving high-cost producers works) is a really big deal. Selling long-term commitments when families are optimistic reduces WDW's risk if a pessimistic tone takes hold. Those resorts are guaranteed to be in the black unless owners start defaulting en masse.
 
I own both VWL and BWV and I would love to see them do this, but only if they can do the studios without the table/bed set-ups.

My favorite pool is the quiet pool on the Inn side of BW. The courtyard area there would be esp. nice as DVC. They could even convert those lovely cottages to a unique villa arrangement.

Me too.. We added at AK for the 57 ex....... I'll be 92...... (if I make it) lol.
