Would they offer an incentive to have me book via Disney?

Okay - so we have an offer/incentive to buy BLT and get 2009 points (w/ no maintence) - and that would make our first trip SO magical with all those extra points. BUT, it seems I really want to buy Boardwalk, if the price/point is cheaper - and maintence fees okay, then would our guide be able to offer that incentive with Boardwalk points. He told me "no" when we spoke Sunday, but if that's the case - I would just book via a resale option and forget about buying via Disney. IF I tell him that (and would totally mean it) - would he be able to offer that incentive and give us 2009 points?

We are buying 160 points at the BWV tomorrow and my guide told me that my use year can be Dec. 08, meaning that we can bank the 2008 points and receive another set of points on Dec. 09 leaving us with 320 points to use for our 2010 vacation (I did confirm this with my guide over and over again, lol). Unfortunately, you can not do the same for BLT. My husband and I we're discussing the annual dues and even though they are high we thought to ourselves...how much would it cost to run a resort and an entertainment complex... we decided the dues are reasonable for what you get.

With any purchase direct from DVC, the buyer will get points from the current Use Year. DVC can also sell contracts at any/all DVC resorts. The incentives offered are typically for specific new resorts (currently AKV, BLT and VGC) and are usually not extended to any other resorts - but points from the current Use Year will be consistently offered. With some new resorts (BLT, VGC) there are no points from the current Use Year due to the opening schedule - so DVC may offer other incentives to encourage purchase.

At this time, a purchase at BWV (or OKW, VB, HH, VWL, BCV, SSR) with an October or December Use Year would come with "current" points from the 2008 Use Year and more points would be available on October 1 and December 1 for the 2009 Use Year. All other Use Years (Feb, Mar, Apr, Jun, Aug and Sep) will have "current" points from the 2009 Use Year with more available in those contracts on the anniversary date in 2010.

With a resale purchase, it's possible to find a contract with banked points and current points ... and ... it's also possible to find stripped contracts with no banked points, no current points and even with all points borrowed from the next use Year.

Your guide might be referring to the exact deal you have on the table at BLT. However, you could ask what he can offer you at BWV. He probably can offer you 2009 points. However the price he'll offer you for BWV will probably be higher than a resale contract. Just tell him you really have thought about it and really would rather have BWV as your home resort.

The DVC News is showing that Disney is selling BoardWalk Villas at:

$106 base price; 160-point minimum purchase.

However resale contracts for BWV running in the mid $80's. That's quite bit lower.

It's fine with us, we usually plan our vacation a year in advance due to my hubby's job so we would not have trouble deciding when to go and if to bank them...

What happens if you have to cancel a vacation because of a job or illness. If you vacation between August - November and you cancel, you will loose your points or be forced to do a RCI deposit.

Chances are by the time we need to bank them we will not be canceling a trip and unless we end up in a hospital, we always go on our vacation no matter what. Once I had a fever and we still went to Disney, I would never miss a trip.

Also - these stripped contracts - do you know about it in advance? I saw many listings that say, "get 79 points from 2009, all 160 for 2010, and then 160 for 2011" - are they lying?

you would usually know they were stripped in advance (i.e. when it only says "120 pts coming in 2011.")

a responsible closing company (like TTS) will verify this information before closing.

You won't get any incentives for anything other than what DVC is promoting and selling like BLT and AKV, unless they still have SSR points with an incentive. But no incentives for BWV. They can sell those points to anyone.
