Would contract show all the different incentives separately?

Have a contract (actually two, 150 + 50) that I'm reviewing before signing, but not sure if it's including all the incentives that were available when it was created. Would it list stuff like the previously available welcome home @ $1000 and referral @ $500 separately or would it all be lumped together? Was expecting to see a line showing the $1000 and $500 separately in one of the two contracts, but that's no where to be seen.
Anyone knows what's the deal?
 
Did it just lump the incentives together and then split them oddly between the two? That's what they did for ours when we were initially planning a 150+50. It wasn't just a straight out divided discount that was line itemed in each of the two contracts from what I remember. It was weird, but the math math'd.

Whats important is the settlement page, what you owe per contract is on the bottom left. This would be price - incentives - deposit + closing fees.

Total them all up, and if you did Magical Beginnings do a subtraction of $4400. Should be right around $161 (have to add in the closing fees).

I don’t think I’ll get to 161 since I’m a new member, think it’s more like 167.

I can’t tell what’s the actual total! Is there a line where you see what’s left to pay after deposits made? I feel really dumb but honestly I’m kind of lost. There’s definitely one set of “totals” that totally make sense, but not sure if that’s what I’m supposed to look at.

Really hating the split now, hopefully it’ll be worth it if I ended up selling some or all in the future…
Guide is not making it any easier by telling me to call some contracts number since they would know how to answer all my questions best… sounds crazy to me but that’s where I’m at at this point with the guide. I’ll just call contracts when they open tomorrow morning…

Wanted to ask a piggyback question. Im not seeing the magical begginnings in the closing docs. Is it supposed to be? When we agreed to purchase my guide just told me verbally that it would be a check of 3300 about 30 days after final payment applies (we are spreading our payments to 60 days). TIA
 
Yes, there is a document specific to magical beginnings. Scroll through and double check. It may be there but is easily missed.

Ours is literally the last page of our contract. It says "Magical Beginnings".
 
Im so glad I asked you all! Ours is not there. Just got off the phone with the QA team and they will send it to us as a separate file :). (they already took off our 2023 points before today).

After looking again today, it all makes sense now. Was probably feeling overwhelmed from looking at two different sets with many pages, figures, stipulations, etc. Contract is so wordy, it's like going through a real house contract, twice!
