I went to print my Annual dues statement - and looked at the 2021 history. There are a bunch of 'Adjustment' transactions and overpayment debit and reapply payment. A total of 7 transactions on a single day (Dec 16) We have our dues set to autopay every month. We have 2 accounts/contracts - and it's that way on both. Did something out of the ordinary happen/glitch that day? It seems odd, but then to have it on both accounts makes it look like a more widespread issue. Like they did something and then tried to undo it. I searched archives and didn't see any mention of it. Should I call MS?

If you decide to call someone, call Member Accounting, nor MS. We'd be interested in what they tell you.

Good luck!

Were they resale contracts purchased between 2014 and 2019? If so, DVC applied a credit in 2021 for the real estate tax true-up (difference between actual and estimated tax) for the original year of purchase. See thread linked below. Many members received emails about this but I did not, and like you was confused by my 2021 dues for some of my contracts.

We have 2 UY and 4 contracts. Only 1UY/Contract is a resale. The other 3 are direct from Disney. All had it. When I first posted I was only looking at the larger contracts. We have a small add on (from when Disney adjusted the BLT rates very early on) and even that has it.

And I did mean MA, not MS -- but I generically refer to any call to DVC as MS. afaik, there isn't a separate number to call for MA - just route through the phone tree differently.

I see the same on mine. I am not sure why they do it the way they do, but I just make sure its correct in the end.

Are you talking, though, about what happened this past Dec? Those would be toward your 2022 dues so no adjustments would have been from the closure unless you own VGC which did not open until May of 2021.

MS was confused themselves when I called them to inquire about my dues calculation (I am a bit OCD about stuff like this and like to be able to replicate the calculations myself). The CM I spoke to actually told me that they discourage people from looking at the detailed dues statement as it tends to confuse people (which this thread proves) but to focus on the final number. The adjustments you are seeing will be (1) for the difference between the estimated and actual real estate tax for 2021 (this true-up which they do every year will be there for every contract you own), (2) a possible extra one-off, true-up tax credit for the year of purchase of your resale contract, as I mentioned above, and (3) if any contract is VGC, a credit for the resort closure during part of 2021 (which I had totally forgotten about but was happy to receive). The problem is that the detailed statements make it very confusing, where they credit you, reverse the credit for no apparent reason, then apply the credit again, without any rhyme or reason. The good news for me was that taking all of these adjustments into account I was able to agree with DVC's calculations of all of my dues to the penny.
