With these 10 million Villas's in the Disney Area....

I have no idea where to start looking for the perfect one.

And since you guys have experienced quite some fun and not so fun places, I would like to tab in to the knowledge tank!

The plan:
We will be with 8 people (3 couples and 2 kids, 6&4) and would love to have 4 bedrooms and a pool/spa/hottub. Since we will be taking the highly advised midday-breaks (yes I've read the Unofficial guide...) it shouldn't be to far a commute from the parks.

I know which communities to look at, and found some villa's that match our wishes, but I was just wondering if any of you have a "you-must-check-out-this-dream-castle" place.

Themed rooms would be a plus and low prices are a, well... we're Dutch.... :D

P.s. does anyone actually have a number on the amount of rental villa's in the Disney-area?!

Can't help you on a specific house because I can't remember the neighborhood we rented an actual house in, but I do remember Windsor hills. We did a townhouse there so again, can't point you to an actual house, but super super close to wdw with nice amenities. They have houses, condos and town homes. We've actually considered buying one of the townhomes.
 
Me! Me! I also want to drink from the fountain of knowledge!! I've been to Disney over 10 times but never stayed off-site, so this Villa thing is a whole new "world." (See what I did there?):laughing: We need 3 bedrooms and at least 2 bathrooms December 30-January 6. I would prefer a house for less than $1200 for the week.

So far I've looked at Windsor Hills, Oak Island Cove and Indian Creek but are there more communities close to WDW that fit the bill?

You will find Villas to rent with the address Davenport area BUT

most of these villas are in a triangle of Hwy 192 East going onto Hwy 27 then going South

( Some villas on Hwy 27 going North ) on Hwy 27 till Hwy I-4


These villas are All within a 20 min drive of A.K.

I agree with some of the above. With that many people and splitting the cost I would spring for a house with at least three bathroom. Check on tripadvisor , VBRO, or other sites like that. Most small management companies have some listings on there. If you rent through a management company they will be more likely to have another place to put you in the rare instance that something happens at the place you are renting. Remember they are just regular houses/condos and stuff happens just like your house. At my condo the AC went out once when a tree fell on it - luckily no one was staying there.
 
For mid-day breaks, you are going to want a place that is not too far away. There are many that are "20-minutes". However, traffic is usually bad and it takes a bit more than that at times. When I stay offsite, I want to be close. Although I have not stayed in the area, it is not too far away. The farthest I would want to be out is the Four Corners area. There are quite a few places there and one of those is Orange Lake resort. If you absolutely have to have a villa, Windsor Hills is very close and has some excellent places to rent. Personally, I would want a resort instead of a villa. They offer so much more for everyone to do and the amenities are a huge plus.

It all comes down to how much you want to spend, how far you want to be from the parks, and what you want to do at the resort/villa.
 
Have you looked at Wyndham Bonnet Creek 4 bedroom condo with 4 bathrooms. You would be as close to the parks as staying on property. See the we love WBC on this board for who to rent from for your dates.
 
Orange Lake has 3 bed/3 bath villas with sleeper sofas and are literally an exit away from Disney on the turnpike 10-15 min tops - it is a toll of around $1-2 but worth it to us.
We also stayed in Reunion which has a variety of housing types (houses/town homes/condo like villas). We went through RCI in a condo like 3 bed/bath villa but they have management companies for the resort that can help you with any housing type. We toured a home that was gorgeous for a big family event 6 bed/bath so they have options for all sizes and budgets. The distance is a little farther than OL for sure but not bad at all. There is a route that takes you right off 192 straight to Disney that I found on the boards. Very easy.
 
Other subdivisions in that area also known as the Formosa Gardens area: Windsor Palms, Rolling Hills, Formosa Gardens Estates, Emerald Island, Acadia Estates. A little further to the west of Emerald Island there's Sunset Lakes, Lindfields (older homes), Paradise Palms, Calabria and Windsor at Westside.
This house in Rolling Hills that we just stayed in has a huge pool, easily twice the size of most others: https://www.vacationhomerentals.com/Kissimmee/proID-235873/ It has 6 br and 4 bath. There are no twin beds, all rooms have K or Q beds except for the mermaid theme room which has 2 double beds.
 
I know Windsor Hills is popular on this board, but if you aren't going to use the community amenities, it will likely be cheaper to rent a villa in a subdivision that doesn't offer them. We stayed in Windsor Palms once, but we never used the clubhouse/community pool/etc. For the next trip, we stayed in Rolling Hills.
 
Our absolute favorite place to stay is Wyndham Bonnet Creek. Their 4 bedroom villas are absolutely gorgeous! The resort has alot of fun amenities too (pools, lazy rivers, mini golf, arts and crafts). We also really like Windsor Hills. Very conveniently located close to many shops and restaurants and only a few minutes to Disney. You can get homes there with your own pool and a game room for the kids to enjoy.

We (Yeah, pretty much me me me...) are weighing all the options. But since we'll be with 3 families, we would like to have separate rooms, which is of course possible at any resort, but would also like to have the option to just hang out together at night when the kids are asleep. Which would be harder at a resort cause we would either have to leave the kids alone in a room, or all hang out in the room where the kids are suppose to be sleeping. So a villa sounds like the way to go. Price wise, and I did a lot of number crunching, all included (parking, car rental, food) a villa (if priced 2200 $ or less for 2 weeks, would be just as expensive as 3 rooms at a moderate resort during free dining (which is offered during our stay). But since we'll be there for 2 weeks and would also like to visit KSC twice (But not 2 consecutive days) the balance is tipping towards the villa.

Conclusion; We would like to be as close as possible, for not more than $2200 for 14 nights and would use the house to crash at night, spend some downtime during the afternoons and maybe let 2 of the grandparents take a break from the group for a day (or 2). And ofcourse have the most magical experience ever, if possible!
