Why's everyone selling through...

A broker can't really control what people are wanting to sell. If I were selling a contract, I'd consider one last trip beforehand. The price you get for a stripped vs. loaded contract is usually less than what you could rent a year's points for, anyway. Right now, I'm looking for a stripped BCV add-on since I'll need more points in a year or two but not right now. So, I'd rather pay a little less for a stripped contract than a loaded one I don't necessarily need right away. Everyone's situation is different.

"Full 2018 points" doesn't mean much yet, as you indicated, but it sure sounds appealing, doesn't it? :)
I get that but it just seems like the majority of what they have is completely stripped. Maybe it just appears that way because they have the "points available" and "points coming" columns laid out so well. Some of the other sites place that info in the description so it isn't as prominent. I do really enjoy their layout vs. TSS.
I REALLY wish there was a way to sort these listings by posting date. And to not have "pending" listings posted forever. And to have a BLT 200 point contract at $95/pp :cool1:...... Ya. I know, not going to happen anytime soon. A girl can dream! pixiedust:
 
we bought our contract from them last year and made an offer which was rejected but they did come back with an offer in between ours and the initial listing. Ours wasn't a stripped contract either, I would use them again if they had a contract I wanted.
 
I purchased through them, and it was great. Honestly, they are moving more properties I'd bet because of their CS. But..... I bet the craziness with the Closing companies is going to really effect sales. When I look for an add on next year, it's going to be a factor in my decision.

Their pending listings posted forever IS annoying. If you google dvc resales and go on the search engine, (compilation of many brokers listings) u can view and sort by the listing date. I believe this is only on the full site and not the mobile site.
 
as a buyer, I thought I would buy through the newer company because they had a lot of ways to send you information on new listings, however I ended up buying through TTS because the contract I wanted came through them... smooth sailing. I had no trouble except from the title company taking forever.

I have used that site but IIRC they don't search dvc-resales.com, fidelityresales.com, magicalrealty.com and a couple of the other smaller companies. Still, it's better than nothing. www.**********.com is another searching website. Much more primitive but it searches from a few other brokers.

I was compiling a list of contracts I wanted to consider as a backup in case mine falls through. I was thinking maybe I would have better luck putting in a lower offer with one that's been sitting for a few months. Hopefully I won' have to even consider back-ups!
 
I have also read where this company is making the buyer pay for current UY MF's even if no points are available. No personal experience with them just comments I'm reading. There are many other brokers to sell through. That 8% may not be all that appealing if they are tacking on other fees other brokers are not.

I recently sold through them. The only fees besides the 8% commission were $21.50 to record the ROFR waiver and the $50 Estoppel fee.
