But what we are seeing in your posts goes way, way, beyond that.

I very seriously doubt that, even if it does sell for a minimum price, that one obvious 'lowball' is going to really affect your comps at some time in the unforseen future....

Seriously, hoping for nice neighbors is one thing.
But, your prior posts all speak for themselves.
 
I'll bet they think they have "bad" neighbors and will do just about anything to get away.

However, discussing both the price AND her recommendation with the Realtor definitely was.

And how did you figure out why they are moving ("they don't have a job transfer") and where they are moving to ("are only moving two towns away)?
 

we know how much they paid for their house because they bought it 6 mos after we bought ours, we knew how much the house was listed for, and the people their previous owners told us. not to mention I think dh also saw it listed in the paper.

You know what they paid, or you know the listed price?
 
My friend bought her house at the height of the real estate bubble...just before it burst. She over-paid and when she put it on the market, she priced it to get what she owed out of it. Well, two years later, she still has not sold it. If she had dropped her price initially by $40K, maybe she would have sold it in the beginning. Better to take a loss up front than to continue to pay the mortgage when living elsewhere. She now has it listed way below what she owes, but since it's been on the market so long, people think there must be something wrong with it.

So, I don't think there is necessarily anything more going on than cutting their losses and moving on. The reality of what houses are worth now vs 5 years ago is truly a shame. But, that's reality.
 
I imagine they're hoping it'll start a bidding war as much as such a thing still exists in the current market.

This was my thought also. This seems to be a new/old trend in selling your home.
 
have to see them to ask them, and they haven't been around to ask since the sign went up a couple of days ago. we were just so surprised at the price. and honestly asking them is an invasion of their privacy, and not a question I am comfortable with since we don't know them well, so most likely I won't. its really none of my business. doesn't mean I'm not concerned about their choice, since it can/does affect my own home's value. we were tossing around ideas as to why they would choose to start so low and came here for more ideas we might not have thought of.

You seem to know an awful lot about these people, for not knowing them "very well". :confused3

It doesn't really matter why they are selling or for how much. It's none of your business.
 
our neighbors just put their home up for sale. we don't know them more than a wave in passing (they are a bit standoffish), so can't really ask, but they put their home on the market for $40k less than comps are selling for in my area (and what their realtor recommended as a price...yes, we did ask her when we saw her taking pics). and since they bought 5 years ago, at the height of the market (just like we did!) so unless someone pays over asking, they will take at least a $100k hit.

they don't have a job transfer, are only moving 2 towns over, both have good paying jobs. we are just baffled as to why price it so low. If they found their dream home over there and just want a quick sale, they could have still asked for a bit more.

am just floored.

any thoughts as to why someone would go so low?

I had been sitting here trying to remember her first name... and Gladys just wasn't coming to me!!!

Anyhow, yes, many Gladys Kravitz still exists.. always will... My MIL comes to mind... :rotfl2:
 
If you aren't planning on selling yourself, this really HELPS you. Your property taxes are based on comps in the area... so you could end up with a lower appraisal for tax purposes.

OTOH, Do you *know* what they paid for that house? How much they have left on the lein? It could be that they want out, and that's how much they have left on the lein. BTDT.

Don't count on that. Our values went down 6% and the county figured out how to raise taxes 7%. We all are trying to figure that one out. Of course being from Illinois may explain part of it.:rolleyes1

Maybe things aren't as rosie as you may think...it may be a short sale!
 
They finished the dead end of our street with 7 houses, 1950 to 2100 square feet, 6 of the 7 sold for $425,000 before construction was complete. The last one is listed for $408,000, is 1996 square feet, and still under construction.
And on the other end of our street, is a foreclosure, 1700 square feet listed for $150,000. I don't understand how those 6 houses sold for what they sold for, but I sure don't see why that foreclosure is listed as low as it is.
 
absolutely not! but sometimes things that are not about you do affect you. I wish them well wherever they go and whatever they do in life. at the same time, it doesn't mean I don't also want nice new neighbors and maybe a sale price that isn't quite so low. the two things are not mutually exclusive.

Wow, YOU don't want a sale price so low? I think that's something you get to not want when YOU sell YOUR OWN house. When its your neighbor's, it really doesn't matter what you want at all.
 
I don't for one minute believe all the people who act like they have absolutely no interest in home resale values in their own neighborhoods.

It is not "being nosy" to care about something the affects the value of what is probably your biggest asset/liability.

While you might not have "say," not having interest is foolhardy IMO.

Lot of NASTY people making NASTY comments on this thread!
