why so many AKV on the resale sites?

I am noticing that there are a ton of AKV listings on the resale sites and that they are not selling fast. In fact, everything other than SSR, HHI, and Vero seem to have less listings and sell quicker. Why do you think this is? High maintenance fees? Too many people made quick "heart" decisions to buy there when all of the direct discounts were offered? Too far from parks? Is there a large disdain for AKV that I am unaware of?

We like AKV, and are doing as much research as possible before buying another "home" resort.

The resale site I enjoy most is almost entirely pending on akv. No sure where you are looking. Akv is one of the largest DVC resorts along with SSR and AKV. Just a function of size and availability.

If each resort has even similar percentages for sale that would place AKV right up next to the top only behind SSR and OKW. It's just that large. And contracts for sale shift a little bit from time to time too where one will have more than others and then it changes. But I also was looking at a couple of sites a day or two ago and did not see a ton of AKV for sale?

I agree with the above posts. We just had an AKV contract sent to ROFR and there were 3 offers on the contract the day it was listed. Most of the reasonably priced non-stripped contracts seem to be moving pretty quickly on the market.

I use a site that collects all active DVC listings, what I see from largest resort to smallest:
SSR - 48
AKV - 32
BWV - 5
OKW - 18
BLT - 40
BC - 3
VWL - 9
VGF - 31
So it doesn't seem to me that AKV has more listings than it's like aged cohorts, given it's size. Most of the listings are from July, which suggests that inventory is moving. It's clear the older resorts are much rarer at present. I am surprised by VGF's high number given how small the resort is.
There was a trend for people to suggest 'cheap' SSR points for low buy in or BLT points for low MFs. But SSR has been trending up in price as have BLT's MFs. AKV does have higher MFs, so some may dislike that. It's also bus only. But the smaller BLT w/ walking to MK has more listings at present than AKV. Generally the newer DVCs have more listings than the older DVCs which I suspect is a natural byproduct of people owning for a few years and deciding DVC is a bad fit and selling.

My thoughts on AKV, too remote, resorts that are walking distance to a park or on the monorail seem more popular. After awhile the animals can be a little boring for some plus they cause the dues to be high. There is a reason that AKL gave up the 5th floor to DVC, low occupancy rate.

It's a great place to own if the club level and/or value booking categories are attractive for your family situation and travel style. Great resort- we love it.

I was more surprised by the Poly resales that keep popping up. Weren't those sold just recently? Owning at AKL wouldn't bother us, because we don't mind driving, or using the buses, and we love the extra bathrooms, the pool, and the quiet. Just looking for the right use year!

There are so many variables that it is impossible to say that only AKV owners are selling their contracts. And the statistics per the post above do not support it. Perhaps AKV just does sell as quickly as some of the others. But all the listings are selling more quickly than they did even a year ago.

AKV has not burned down, fallen apart, turned to shabbiness or any other such possible calamity that might cause concern and which could result in increasing sales. Dues are on the high side but they are not completely out of whack with others (some think the higher dues are caused by animal care charges; that has not proven to be the issue; the major factor in the last couple rounds of increased dues was property taxes; part of AKV is in a different county than the other DVC resorts and that county has been raising taxes more than others). AKV is mainly just a large resort with a lot more owners than other resorts except for SSR and OKW.

Mentioned above is surprise over the seemingly high number of VGF resales. That number does not surprise me at all. Because price per point and points per night needed were so high, most bought there to get only studios and have now learned getting a studio can be a problem a number of times during the year even at 11 months out, effectively rendering their purchase a severe disappointment.

I had not taken the size of AKV into account when watching the resale listings. That totally makes sense now. As for VGF, I think a lot of people wanted a piece of the Grand Floridian who otherwise we're not the type to stay there. Once they realized that they could stay 10 nights elsewhere for what it takes to stay 5-6 nights at VGF, they are selling. That is exactly what happened to some friends of ours who sold VGF and just bought BWV.

We own at VGF and love the grand, but are also looking to buy at AKV, BWV, or BCV where our points would go much further.
