Why BCV & BWV Resale Price Difference

I was wondering if someone could clue me into why there is such a difference in the resale price of BCV versus BWV? The BCV seem to be selling for almost $10 more a point through resale than BWV.

Do they have a different end date?

I would have thought BWV would be higher because of the option of standard view points.

Difference is likely larger than the $10 you mentioned. BCV is smaller, so it's harder to get into which also plays a part and people are willing to pay up to book there before 7 months. SAB may also be another reason people want to own there as you can't pool hop into SAB.

Both have 2042 expirations.

I think they are very diff resorts too.

BC has a pool from heaven, B and C, market place, and the other QS with the sushi from Epcot. ALL rooms all very close to everything, I think it is a small home-like- feeling resort. No matter what room, everything is close.


BW has hallways from heck. If you are in the end after a long day it is a nightmare. A non zero walk in pool. (Actually I think the least attractive pool of all resorts I have visited including moderate resorts. ) I think the resort has the worst in choice for QS on the DP.. they have 1 place that has sandwiches, salads and a fruit plate. Good for a 1 day trip, but DP for a 4-6 day trip offers no choices. Alot of places dont even take the DP.

To me BC is my fav resort and BW is second only to AK. I know others love it and put it above SSR .. but I don't. No way am I alone.

supply and demand IMO. BCV is smaller (lower supply) and demand is higher (more owners on a waitlist to buy BCV from DVC directly).

some would say it's because DVC is more active in ROFRing BCV contracts. but IMO the ROFR decisions result from BCV having a higher value due to the factors above rather than the ROFR decisions causing the higher values...but ROFR discussions tend to go 'round and 'round...

Funny, I've been thinking the exact same thing lately. We decided we wanted to buy a resale contract at either BCV or BWV so we have the 11 month window to book for the Food and Wine Fest. This trip has become a girls only trip, definitely just adults, so the pool at BCV didn't enter into the decision. We really just wanted 100 points to use every other year and wanted an Epcot resort, so we went with BWV simply because, as you said, a 100 point contract with the use year we wanted was cheaper ($21 less per point) than at BCV.

We also wanted the EPCOT convenience. It was a toss up..BCV or BWV. BW won out, more options..larger resort.

Bingo!! It would seem it is pretty straight forward. BCV books out way faster. BCV is sought after much more on the resale sites. Demand increases value

And, for the past few years, BCV is one of the only resorts that Disney has been taking via ROFR--there have been a few VGC and one OKW lately--so that helps the price to stay up higher.

BWV is passing ROFR in the high 40's and low 50's--passed at $55 myself recently--so buyers know they can get it for a great deal if they can find an owner willing to sell at those prices.

I have owned all my contracts at BWV and was never remotely interested in BC because the views from the rooms are fair to poor compared to BW. I like the pool at both resorts but find it easier to navigate BW with little kids in tow. So why is BC more expensive? The ability to access many restuarants without going out in the rain and the QS options are the ONLY advantage I see. Maybe some like a smaller resort which is how the BC feels as it is tacked at the back and removed from the overall size of YC-BC. I think the sandy beach in front is very appealing to some also as it has less of a busy feel to the boardwalk prominade. I'm just glad BW is lower as it makes it easier to snatch up more points.

As others have said, much smaller resort and much better pool make BCV more desireable. However, the views and Standard option of Boardwalk plus much better food options nearby make BWV my preferred resort over BCV. Plus, ~$30 less in the resale market doesn't hurt.

Another difference is BWV does not have any dedicated 2 BR units. All are 1 BR and Studio. Where BCV has dedicated 2 BR, some (25) with 2 queen beds in BR #2.

BWV does have grand villas (7) where BCV doesn't have any.
These may or may not matter depending on the size of your traveling party.

Both are great resorts. Good luck deciding.

SAB is very popular and a lot of DVC members including myself prefer the Beach club.
