Why are you not able to book with points when there is availability to book with cash?

I am trying to book the Disney's Hilton Head Resort for a weekend in March but there is not availability but when I go on line to book it as a regular person using cash then there is a lot of availability.

I know DVC holds so many rooms for just points but at what percentage and when they know they will not make that sale for that weekend then will they release it again for points.

I usually book right on the day of my 11 or 7 month time frame for a reservation and don't have much trouble getting in for points but we just decided to go for a weekend in Hilton Head and we are locked down.

Any help regarding this issue would be greatly appreciated.

They are an entirely different set of rooms, not owned by DVC.

I believe that the resorts keep between 2 - 4% of rooms out of DVC for maintenance and CRO reservations. Those are the ones that you are seeing available for cash.

Someone on another thread equated it to staying at the Clarion and Sleep Inn--they are owned under the same umbrella of hotels, but two different resorts. Same with DVC hotels. Some rooms are cash rooms and some are points (DVC) rooms.

when a member trades out to cruises, concierge or adventure collection.

dvc must get money for it.

so they take a reservation out of points and put it for cash.

blame the members who trade out.

at 60 days before - all the unsold points (no matter where they are) go to CRO (WDTC)

To save you the drudge of delving into the many threads about this topic I will just expand on Pat's explanation with an example

Years ago we decided to take a Concierge trip to the Tanque Verde Ranch. We booked through MS and everything went perfect, including the trip.

Now.... Disney had to pay cash to TVR for that booking. So, now they need to get cash for the points we used to book it. That is the only way it can be done. So, they move the points (inventory) to a cash status and sell them as best they can.

In the large scheme of things X number of points = X number rooms for X number of nights. I don't know how they determine the mix or desirability of the rooms to move, but if they were to just take the least desireable rooms for cash they wouldn't be able to sell much of them for cash.

Ultimately, we were using our points like they were cash and booking outside the system. Only we're selling our points to DVC and then they find a buyer for them.

We have newcomers every day and everything is new to them... our search works like #$%@ and well... it is an opportunity to post and interact. If I didn't have the opportunity to answer genuine questions I probably would be either complaining or responding to complaints. That gets old real quick for me. JMHO

hey to some people all this stuff is new.

dvc can be very confusing if you are new. you feel you are cheated by DVC when someone can get it for cash and you can't use your points.

don't want them to feel cheated or scared to ask questions by Dis and never return.
