Why all the Bonnet Creek resales?

wynham (use to be fairfield) points are pretty cheap resale. now Bonnett Creek is surpose to allow their members - first draw - before they let the others in - that say don't know how I would feel if I paid a developer price for my points and my neighbor only paid $.05 per point for there.

It would seem most timeshares lose value if you pay retail.
Like DVC there are exceptions but these also run the risk of the same. There is no guarantee DVC will be worth 25 a point a year from.
Value with a timeshare is with how much use and enjoyment the owner gets out of it.
With that said there are better deals out there than even the lowest price listed for Bonnet creek but there are some use options that are lost when you buy resale of most timeshares other than DVC.

According to what I've read on TUG, it's pretty easy to get into Bonnet Creek after the home priority window (can't remember what it is for Wyndham.) I believe the resort will be around 2000 rooms when complete.

If you look at eBay, you can get Wyndham points for virtually nothing. I've seen entire contracts change hands for $1 because the owner is just looking to get out from under the dues.

So, if you can own Wyndham anywhere and book Bonnet Creek, why bother buying Bonnet Creek? Some people may need / want the home priority given the time of year they travel, but many others won't need that advantage. If what I've read about availability is correct, there's little reason to buy at BC. In this case the weight of the entire system may be dragging down BC even though it appears to be a very impressive resort.

Wow, now that makes me curious just how much dues are at Bonnet Creek. Anyone know? It may make a good alternative for some friends of mine who really can't afford the initial purchase price of DVC. I can't imagine myself ever taking a total loss on the purchase just to get out from under the dues.

I see, so are you saying this list is not contracts just purchased in the last few years at BC? Or that these are, but you may as well by Wyndham instead if you dont need a specific window-and its likely these folks figured that out too late (among other reasons)?

The cheap contracts I've seen were not BC points, but like DVC, as long as you're within the system you have access to BC. Do an ebay search for "Fairfield points" or "Wyndham points" and you'll see some of the listings. Most of them will change hands for under $1000...many much less than that.

There are other intricacies to consider and I would suggest that anyone interested really do their homework first. Wyndham / Farifield is a lot more complicated than DVC. Wyndham trades thru RCI and if you want to use the points to trade, you need to be a little more discerning about where you purchase as different resorts have different trading power. Dues will also vary by home resort.

Hopefully Dean will see this and comment if I'm missing something, but that's the situation as I understand it.

My father-in-law was trying to get us to buy (or take over) his Fairfield points because he didn't use them. Paid something like $13,000 direct from the developer for 126,000 points. That enough to book a 1B at Bonnet Creek for a week during all but the most expensive season (Christmas & Easter). The dues are about $550 per year.

Wyndham / Fairfield is notorious for having negligible resale value. The developer doesn't do any ROFR so the market sets the price and there are a LOT of Wyndham points out there.

So again, unless you really need to own at BC, it appears you can buy anywhere and still use the points there.
