snowwhite: Use year means the date when your points are allocated each year. For example, I have a Dec use year and I get my Dec 2002 points on Dec 1, 2002 and they are good until Nov 30, 2003. I have the option of using them in that time frame or banking them into the next year (dec 2003-nov 2004). I also have the otion to borrow ahead one use year so if I wanted to take a trip now, I could borrow from my Dec 02 points if I had no Dec 01 points left. Dues are paid annually in January for that year. So how this pertains to resale is:
1. You want a contract that has at least this years points available and even better, one that has banked points from a previous year.
2. If points are borrowed or used up you should discount the purchase price accordingly.
3. Dues reimbursed to the seller are negotiable, but at the most you should prorate how many months you have available to use the points, how many points there are, etc.
When comparing resale to Disney it is important to note that if you bought Disney now - you would be buying BCV , probably with a Mar use year. so you would be getting x amount of points from last March(03/02) and paying prorated dues from date of closing. Then next March you will get points again. You have the opportunity to bank those points form Mar 02 and have double the points in Mar 03 only having paid say 3-4 months dues on the first allotment of points.
Say you bought a Mar use year BWV resale and no points are available until Mar 03- #1 you shouldn't pay dues until 2003- #2 you will be paying $450 to close on resale (Disney is free)#3 You buy 200 points @ $70/point. With Disney your cost would be $16,000 + $189 for 3 months dues= $16,189, BUT it includes an extra 200 points (which some would arguably value at $10 per point)
The resale would be $14,000 plus $450.00 = $14,450 (assuming you pay no 02 dues)
So even though the resale is $1739 less in price in value it may actually be less than the Disney offer- depending on how much you value the extra 200 points. The $10/ point value comes from the idea that that's what they are worth to rent out.
This is just one scenario to illustrate why you need to be careful of resales compared to Disney- If you find one in the $60- $65 range with all points available- than you are getting a good deal but if you approach the $70/pt mark- beware.
