Who did you buy your resale from??

With so many Co.'s having resale , can any one tell me who they went through and most importantly if you were well pleased with the service you received. Thanks
 
We just bought resale and went through Bruce Don at www.thetimesharewarehouse.com.

Our contract was just recorded with Disney a few weeks ago and everything went smoothly.

I don't know if I would necessarily recommend him. He simply responded to our request for more information and processed our paperwork in a timely manner. We also didn't have any special requests or make any counter-offers.

If I am ever in the market for more points, I would definately consider using them again, since we didn't have any problems. Of course I've heard good things about the Timeshare store as well. Bruce simply had a contract we were interested in at the time we were looking.

We purchased our original resale with Tom at The Timeshare Store, we purchased an add-on through Shontell, formerly of the Timeshare Store, but now she has her own business, http://www.TimesharesByResale.com

I think they are related somehow, her father maybe. Anyway, they are both extremely knowledgable about the timeshare business. They will tell it like it is.
 

We purchased 2 OKW resales through Jaki Apetz (japetz@attglobal.net) at A Timeshare Broker. Jaki was great. She didn't have what we were looking for immediately, but in both instances we received calls within 3 or 4 days as new listings came in and ended up with something in our point range, price range, and desired Use Year. I would highly recommend her.

We also bought through Jaki. She was very good. My only complaint was that it took a long time - which had more to do with the closer than her - and I was in no rush, so I wasn't asking to push (and was, in fact saying "that's OK, no rush")

I'd recommend calling the major brokers and see if they have what you are looking for. The right number of points at the right "home" with the right use year, right price, right point balance are far more important than the broker (as long as the broker is reputable). Many will do what Jaki did for MikeJ - if they don't have what you want right now, they will watch for what you are looking for.
 
Two thumbs up for Jaki Apetz. Jaki is very sweet and a wonderful person to deal with. I would go back to Jaki in a heartbeat!

Thanks so much for the recomendations, I have been looking into it and thinking about it for some time but I don't understand what the use year means or point balance, I hope I don't sound completely ignorant but could you tell me about those?Thanks a great deal:D

We bought through Jaki. A very smooth transaction and she kept us appraised of what was happening all the way through. We'll definitely use her again when we're ready for another resale.
 
Another vote for Jaki. We just closed on a OKW add-on that she called us at home to offer when it became available. She only does DVC and she is quite good at it.
 
I highly recommend Jaki. We have purchased 2 resales though her and are in the process of a third.

Another vote for Jaki. She was great with the negotiation and kept us apprised of every detail. I never felt out of the loop and she was always happy to answer any and all questions. She helped us decide between 3 possible resales that were in our point range and price range.

Hoping to meet up with her on our next trip...She will be on the top of our list when we want to do an add-on!!!
 
snowwhite: Use year means the date when your points are allocated each year. For example, I have a Dec use year and I get my Dec 2002 points on Dec 1, 2002 and they are good until Nov 30, 2003. I have the option of using them in that time frame or banking them into the next year (dec 2003-nov 2004). I also have the otion to borrow ahead one use year so if I wanted to take a trip now, I could borrow from my Dec 02 points if I had no Dec 01 points left. Dues are paid annually in January for that year. So how this pertains to resale is:
1. You want a contract that has at least this years points available and even better, one that has banked points from a previous year.
2. If points are borrowed or used up you should discount the purchase price accordingly.
3. Dues reimbursed to the seller are negotiable, but at the most you should prorate how many months you have available to use the points, how many points there are, etc.

When comparing resale to Disney it is important to note that if you bought Disney now - you would be buying BCV , probably with a Mar use year. so you would be getting x amount of points from last March(03/02) and paying prorated dues from date of closing. Then next March you will get points again. You have the opportunity to bank those points form Mar 02 and have double the points in Mar 03 only having paid say 3-4 months dues on the first allotment of points.
Say you bought a Mar use year BWV resale and no points are available until Mar 03- #1 you shouldn't pay dues until 2003- #2 you will be paying $450 to close on resale (Disney is free)#3 You buy 200 points @ $70/point. With Disney your cost would be $16,000 + $189 for 3 months dues= $16,189, BUT it includes an extra 200 points (which some would arguably value at $10 per point)
The resale would be $14,000 plus $450.00 = $14,450 (assuming you pay no 02 dues)
So even though the resale is $1739 less in price in value it may actually be less than the Disney offer- depending on how much you value the extra 200 points. The $10/ point value comes from the idea that that's what they are worth to rent out.

This is just one scenario to illustrate why you need to be careful of resales compared to Disney- If you find one in the $60- $65 range with all points available- than you are getting a good deal but if you approach the $70/pt mark- beware.:D

Wow, I can't thank everyone enough, I am so releived to know that there are professionals out there, I was afraid that in resale I would be pressured by someone ( like a typical used car salesman, sterotype that is). I look forward to dealing with these differ Co.s but I really must give Jaki a call.
