Which resort will have a better resale value?

It's hard not to agree that BLT will have the higher resale value - as things stand now. I can't help but wonder if Avatar at the AK will change the equation. If it turns out to be as awesome as many of us imagine, it could make AKV much more in demand that it is today. It would be interesting to revisit this discussion in a few years. :)

I wish AKV had a walkway to AK, that would certainly make it a more attractive location for me as I do like being able to walk to at least one park from where I'm staying.
I don't see either of these having any impact. Likely none at all long term, a minimal amount short term. One point is that for it to truly make an impact, members have to specifically decide they want to stay THERE. If they're only just more OK if nothing else is available, it make zero difference. For AKV, a direct and easy connection would likely only help if it connected both sections. They'd really have to go over the top and that would cost since the members there would have to pay for it. I don't think there's anything feasible to be done at this point for SSR to move the needle and I don't see any amount of multiples of the small things (DS, new pool, etc) as making a true difference. Even at OKW points levels SSR would only pass OKW in terms of demand.
 
Since most say BLT will hold its value better..what about comparing BLT VGF and POLY out of those 3 which do you think will hold the value the best?

BLT in all likelihood, hands down when you consider long term dues as well. VGF likely better than the Poly. Certain fixed weeks better than general points.

Just curious about your thoughts on this. When I realized Poly's studios could sleep five I thought it would make it more desirable to a large segment. I get the people love the VGF. Just not sure why BLT is hands down over Poly? (I've never been to either resort).

That would be my guess as well. BLT. Vgf and the poly. Oddly enough that is my preference for monorail resorts to stay at as well.

The main factors I considered were the buy in price (inclusive of all costs), long term drop in price comparatively, dues, size, room type and points costs. I had several reasons for putting the Poly at the bottom of this group and BLT at the top. First, BLT can be bought resale significantly cheaper than retail, that is not true for the Poly or VGF. It may be true some day, esp for the Poly, not as much for VGF like VGC. BLT has the cheapest dues and while they have gone up faster than the rest, they likely have caught up or nearly so and should track about what SSR dues are. It only has studios and the very expensive 2 BR. It is a fair amount larger resort than VGF. If one had asked a different question such as stipulating comparing retail purchases or the actual sales price down the road, I'd have given a slightly different answer. Had they made the villas there a super studio with more amenities or a mini 1 BR with a reasonable adjustment in points, I might have put it first or second depending on specifics. The truth is that the Poly and VGF are specialty products when you compare to the system as a whole and only reasonable to buy to use there much of the time due either to location or the fixed week option. I'd say the same about BLT to a lessor degree except for the much lower dues. I think it's currently the second best value after SSR and before AKV. VWL is an intriguing option with upside and risk with the resort changes going on there.
 
At WDW it would be VGF, and BLT that will have the highest resale prices IMO. The Poly could be at the top if they add 1 & 2 BRs. But the biggest resale price in the DVC market will be VGC. From day one it hardly lost any value.
 
Agreed that BLT will have the higher resale value. Just look at what has happened in the last couple years there with resale prices. It will continue even if the dues are closer going forward, due to the incredible location, and the increase in pricing with similarly located Poly.

due to VGF's much smaller size, i would expect it to hold its resale value very well (much better than the larger BLT and poly) over the long term.

we'll see how it plays out...

I think it will hold it's price compared to buy in, likely better than anything other than maybe VGC. However, when you consider the higher buy in price, I don't think it'll hold the same value that BLT does, esp for those that use points for other than home resorst.
