Which DVC resort?

The last question I have .... :)

Which DVC resort? We want to buy some points direct for the DVC benefits but we will be looking into resales later on...

Our favorite resorts are

Polynesian
Wilderness Lodge
Animal Kingdom Lodge

With the Poly being 220 a point we have decided against buying direct there.

Which one would you purchase direct? Our plan is to buy around 100 points direct. Thank you for your input.
 
Buy the one that you want to stay at the most. The one you won't mind staying at if you can't change that reservation at seven months out because nothing else is left. If you really don't want any of those, you need to tell the salesperson you are talking to that you want to buy a sold out resort instead of one of these three.

If you are considering a resale, you might want to buy that first so you can match your UY on a direct contract. It's easier matching a new direct with an existing contract than finding just the right contract on resale that matches your current UY.

Buy resale if you can.
If you buy additional contracts, keep the same UY and names on deeds.
If you intend to buy a small direct contract for the perks, buy now before the minimum increases.
DVD/DVC marketing can change the perks at any time.
Perks and policies tend to change when management changes.
Expect to spend more on Disney vacations after you buy DVC.

That Poly is on your list suggests you're after studios.

Do you need a studio that has 3 sleep surfaces? Poly and Boulder Ridge have them; Copper Creek and AKV do not.
Do you ever intend to book not-studios? Poly sucks.
Do you travel with 5? AKV 1BRs have a sleeper chair. BRV is BYOBed for the 5th in a 1BR. CCV requires a 2BR for 5 people.
Do you plan to travel in December? Buck up and buy a fixed week at CCV.

So many, many variables.
 
This thread has me confused. We just purchased DVC on the Fantasy last week. I asked what all resorts we could buy from. He said they are only selling Aulani and Copper Creek. Those were our only choices. And now I'm reading you can somehow purchase from other resorts? How does that work?

You can buy sold out resorts direct from Disney. They are the points that DVC buys back when they exercise ROFR (right of first refusal) on resale contracts.

Some resorts you have to go on a waitlist, some they’ll tell you there is no waitlist but if you’re insistent they might find the points.

They push the resorts they can make the biggests margin of profit on, ie new resorts. If you won’t make use of the direct perks you’ll save thousands buying resale.

Very good advice.
Given the price of direct, I would find it hard to believe that the few extra perks they give you are worth the difference between direct and resale (even with resale prices going up).
 
SS is by far the best value but now ah days rooms are filling up faster than ever especially in prime times so i agree w a lot of other people on here in that you should buy where you like to stay as we find a lot of the rooms not available by the time our window opens unless we get lucky

Rescind as soon as possible if you don't want those resorts. You have 10 days from purchase to rescind. Then take your time learning about DVC. It will still be there when you decide if you want to buy.

All true, and all resorts can be purchased on the resale market. Usually for thousands less. Rescind if you're not sure.

I agree but if we are doing it we want to have the perks because you never know what may be offered in the future. For me a few thousand extra is justifiable for that reason. If I’m going to commit I want all the possible benefits now and the future. I know that not everyone feels that way and I get it. We are only buying 75-100 points direct and then will do resales.

We purchased a small contract at CCV direct! We are excited. We plan to purchase the rest of our points through resales in the future...maybe in a year or two. Thanks you for all of your advice.
 
Just be aware that a lot of CCV purchasers seem to be buying small contracts, which is going to put a LOT of pressure on studio bookings. There is a max bookable quantity of 84. Meanwhile, points are being sold against those cabins, and many of those contracts are also small and won't be booking cabins.
