Where are folks selling on their own?

I read someplace advice about how there is a 30% comission charged to list TS with large resale brokers. Other than eBay, which I am not a huge fan of, where are people selling their DIsney TS on their own? I only know of Redweek and I see only listings from brokers there right now.

THanks. Rod

Because of ROFR it does buyers no good to seek out someone selling "on their own" since Disney will simply buy it back if the price is low and it is a good deal. It is fine for the seller, but not for buyers.

If you are asking as a seller, you should look at The Timeshare Store listed at the top of these pages. They know the ins and outs of selling and buying DVC. That Disney ROFR actually HELPS the sellers, because it keeps the resale value high.

If you are asking as a buyer, there really is no way to get a "better deal", and that also is due to ROFR.

I think that when I asked I was told the commission on the sale is 10% not 30% at least for the sponsor of this site and the advertising states no listing, upfront or other fees. There is also a fee paid to someone relating to the ROFR thing - $20 unless it has been increased. Any unpaid mortagage or maintenenance fees would come out of the closing also depending on how the contract is worked out. The payment of closing costs can be negotiated so that could vary.

Whoever told you that is WAY off base. The normal fee for most brokers is 10-12% for DVC resales.

The Timeshare Store, the sponsor of this site, charges 10% which is normally paid by the seller of the contract. TTS has been selling DVC for many years, and they are very highly regarded because of their knowledge and professionalism

Other sites may charge more, and at least one charges an "Administrative Fee" of $200 or so. That charge is nothing more than pure profit -- they do absolutely nothing extra for that fee. That particular broker gets a lot of negative feedback for messing things up and poor customer service.

Whether you are buying or selling, be sure to check on all of the charges as well as who pays what. The other normal charge is closing costs, usually paid by the buyer, and those vary both by broker and by amount of the contract.

Unless you're familiar with real estate transfers, the 10% commission will probably be well spent. Unless you stumble across a buyer, you'll end up spending SOME amount of money just to list the contract--with no guarantee of a sale. If you list on multiple sites, you'll spend those up-front dollars multiple times.

Then you need to handle all of the legwork yourself. You'll be drafting contracts, submitting to DVC for ROFR, arranging the closing, etc.

If you list thru a reputable resale broker (even multiple brokers) there are no up-front fees. They handle the entire process--basically all you need to do is sign whatever documents they send your way.

If you're selling a contract for, say, 500 points or more, the size of the commission may make it worth trying to tackle it yourself. But for a smallish contract, doing all of the work yourself will require so much extra time that (IMO) you're better off just paying a broker to take care of it for you.

For sale by owners can be found on www.tug2.net

Not saying it will save you any money but there it is.

Redweek also does FSBO with a closing escrow service too through First American. I sold an old non-DVC TS once very successfully. They pulled it through ROFR without a problem and handled the paperwork just fine.

I bought my first DVC resale contract via TUG classified ad directly from a DVC owner and sold one of my contracts via Myresortnetwork. You can spend less than $30 for a resale contract kit from timesharingtoday.com (or use other contract form). Once I used the Timeshare Closing Services, which is used by some of the professional brokers; and another time I used Timeshare Transfer to close -- both offer professional escrow service (and Timeshare Closing Services actually has form that you can use in lieu of a contract) and fee either includes insurance or can procure insurance. Each time the buyer paid for closing. As a seller I sold at maybe $1 or 2 less than prices via the broker sites but saved well over $1000 doing it on my own. It all comes down to how comfortable you are doing this stuff on your own. I am and I'd rather keep the additional 10%; when I sell again I will likely do it on my own again.

TUG, redweeks.com, myresorts network, ebay, craigslist, bidshares and friends/family/coworkers just to name a few. MOST of the resell agencies list non exclusively. That means you can sell on your own and pull from them if you want, just make sure they don't have a buyer on the hook before you take another offer. If you're in a hurry, I wouldn't do much on your own. If your ultimate price is the most important, I'd put more work into doing it yourself. I've sold both ways, 2 privately. I netted more on the private sales and the new members got a better deal than they would have otherwise. But it does include some additional risk and effort so you must decide.

Most are 10%, somes 12% but will almost always discount to 10% right off the bat. a few have a minimum amount anywhere between $799 & $1299 but this is not as common as it was a few years ago. Really all a broker does is find a buyer, everything else is handled by the closing company. For the buyer there are a few more benefits buying from a company, mostly if something goes wrong, but it depends on the integrity of the company and the specifics of the situation.

You know, I bought my first DVC contract (OKW) resale in 1994 through an add in USA today of all places. Sometimes I think back on what I didn't know then and just wonder how it all worked out. I'm sure the sellers must have though I was an idiot as I knew just enough to be dangerous. We had toured and been given some incorrect information by our guide. DVC ended up offering to buy it back and reiumburse all our costs even though we'd bought resale. I can still remember holding down the phone and asking my wife what she wanted to do, keep it or let them buy it back. We decided to give it a try, we're glad we did.

What a great story! HOw many points do you own now???
