I am staying at the Boardwalk Villas and on our arrival day we have a 4:40 reservation at Be our Guest. I would love to get in our room and maybe relax for a minute and unpack. What time have you all gotten in your rooms recently?
 

Villas typically run at 95%+ occupancy, with the typical 11AM check-out. If you make your ONLY request early room, you may get it, but the flip side of that is you can't complain about the room you get.
 
I have never waited that long. The earliest we've gotten in was like 12:30, but usually it's closer to 2:30-3:00. In my experience, it would be likely you would get into your room before dinner. Idk how long, though.
 
On my last couple of trips, I received my room text in the 10:00-12:00 range. But the PPs are correct. You shouldn't count on getting the room before 4:00.
 
And, keep in mind that the 4 PM check in time is NOT a promise that your room will be ready at 4 PM. It's Disney saying that you should not expect your room to be ready before 4 PM.

Do guests sometimes get their rooms sooner? Sure. Are most rooms ready by 4? Sure. But some won't get into their rooms until after 4.

Do you usually travel during the so called less busy season? We are checking in the day after Christmas.
 
We've stayed at BWV 6 times and have never had to wait until 4 pm to get our room. The last time we were there it was post-cruise and we arrived at the resort around 10:30 am and our room was ready (We were shocked, quite honestly). Even last year when we checked in on Christmas day our room was ready when we arrived around 3 pm. That being said, it's definitely not guaranteed that your room will be ready. We've had experiences at other resorts with our room not being ready at check-in time. It's really a "day-of" situation. If you don't have any other requests, you may want to mark on the online check-in page that you would like a room early (that will superseded other requests). Or, just be prepared to not have a room until you get back from MK later in the evening. You could pack some things to freshen up in in a carry-on, use the rest room, relax in the lobby or on the lobby porch and leave any day bags with Bell Services.

You need to decide what is most important to you.
It is possible, but unlikely that you will get in early enough to rest before you need to leave for your ADR. The more requests you have, the less likely it is.
Most Villas at the Boardwalk have a long walk down the hall ways. Does your DH need a scooter to assist him?
 
The last 3 or 4 trips to Board Walk we got our room on arrival, probably around 10:30 am after a Publix stop. It's probably a factor that we start our vacations on Wed or Thurs, a less busy time for check outs and check ins, Sat would probably result in a later average time to wait.

I've gotten in to rooms early(BLT was the best with an 9:00am room available) Never early with BWV. Sadly we stopped staying there due to the "hike" from most rooms to the boardwalk.
 
Stayed at BWV's in Nov. got a text on the magical express at 10:30AM, said it wasn't quite ready yet. About 10 mins later got a text it was ready (standard view, studio) We requested upper floor, near lobby. Got the 2nd floor and our room was the last in the hall lol. But we were just happy our room was ready so early!
 
We usually take the red eye from the west coast, and we arrive at the resort between 6-7am. I have always had my room ready for me as soon as we've arrived. Every. Single. Time. We've never had to wait. This has been in August, September, October (Columbus Day/Fall break), March (spring break), and May.
