When do Villas become available to the public?

Obviously, they hold off on making them available to the public to first take care of DVC members. But say you're looking at July, when does Disney generally make DVC rooms open to the public for booking?
 
Some DVC units are always available to the public plus 60 days before any given date Disney can book any available unit to the public.

Most DVC Resorts will have DRC cash availability 11 months ahead due to DVC points used for non-DVC options. If the resort is in active sales and has undeclared developer inventory, those villas are also available for cash reservations (AKV and Aulani both have cash availability at this time and Aulani has some attractive cash incentives for room reservations). Any villas unreserved using points 60 days before arrival is also added to cash availability and that income is used to offset maintenance fees. In addition, the 2-4% owned by DVD can be used for cash availability when not needed to maintain member inventory during maintenance/renovation issues at the resort.

Sorry, I'm dense. For a cash paying customer, when should I call about booking a 1 bedroom villa for July 2014?
 
DVC Villas owned by DVC(around 5% I believe) are reserved for maintenance and then also sold to nonmembers through DRC. If a DVC member uses their points for something other than a DVC stay that is a Disney stay (a nonDVC resort/DCL/Adventures trip) then the points they used are translated into villas that are sold through DRC to nonmembers to cover the cost of there trip.

Outside of these villas that could be reserved at the time the DVC member books or at any time DVC releases them other rooms are released at 60 days through something called breakage.

The one exception to this is places with undelcared inventory. If DVC is selling a resort actively then they will have more than the 5% of villas under its ownership and those rooms are sold by DRC for cash to cover the rooms. Right now they have a larger amount of VGF(25% was not declared) and maybe SSR.
 
As it turns out, won't do me any good. Completely forgot - Through DVC you can book 5 to a room in a 1 bedroom villa. Through DRC, you can't.

Depends on the resort. OKW, BLT, AKV (except value) have the sleeper chair for the 5th person. VGF will have the pulldown.
 
Are 2BR villas, say at OKW and SSR, generally available to cash paying guests throughout the year? We are looking at July 5-13, 2014 and are hoping to stay at one of those.

Yes, you should have no problem booking a 2BR at either one of these resorts. Prepare to pay $900+ per night, though:headache:.
