What's with BWV resales?

I have been trying to buy a 150 point BWV resale for about a month. I am on a waiting list with 2 timeshare brokers and TUG. There have been 5 different resales that have become available. Most have been terrible deals IMO. No points for 2001, 2002 points in most cases were not even going to be the full amount of points - one only had 50 points in 2002! All have sold quickly and all have sold for $68 a point. My OKW resale which I just bought in Feb was $62 a point including closing costs. It came with half of the points from 2000 and all the points for 2001. Did I just get lucky? Why is BWV selling for so much? I could buy VWL for $72 per point and get 300 points in the 2001 year versus $68 per point for BWV and no points until 2002 - and then not the full amount.
I guess I just wanted to vent. I thought buying BWV would be as easy as buying OKW - I was wrong.

I think bwv is becoming very desirable as a resale because the 11 month window is so important there, and you can make your points stretch a little further if you get a standard view which is not an option at vwl. A lot of people just love that bw location, I guess there are lots of people competing for few resales. I wish I had a helpful hint for you, maybe just keep trying and understand you might have to settle for less of a deal than you had hoped. Best of luck to you. It's pretty hard to beat that BWV location. You can walk right into 2 parks and there's plenty to do right out there on the Boardwalk. While OKW is a great resort, it doesn't have those 2 things going for it. Also, there are a lot more memberships at OKW and many bought several years ago when the price was lower - they don't have quite as much money to recover.

With the raise in points at VWL and the coming price increase at BCV, lots of folks bought into BWV as the best option for location before the price increases. I know it would take a pretty big financial crisis for us to dump our membership there.
 
150 points is the minimum contract. Most people who own that amount bank and borrow to take longer stays, cruises, etc. Therefore, you are likely to have trouble finding a resale with all points available. The market is bearing the higher prices since contracts are hard to come by and the actual DVC price keeps going up. Folks who bought the minimum may also have financed and need to also recoup the cost of their financing (and maybe make a profit as well).
 

You mean us poor 150 point people are just barely scraping by and are more likely to finance because we can't even afford to pay cash for the minimum contract?

We paid cash for 150 points in '98 because it was all we needed at the time, plus I'm not a big believer in financing non-essential things.

Are you basing your statement on actual statistics? I'm not saying you're wrong, I'm just questioning how you arrived at your conclusion. Isn't it equally possible that some 150 point people are just being financially responsible and are staying within their means, while some 300+ point people are financed to the hilt?
 
BWV resales have been hard to come by for a long time. We bought our 210 resale in '97 and at the time it was slim pickins for smaller points amounts. There are fewer owners of smaller amounts of points. I don't think it has anything to do with how much people have to spend but more what their vacation needs might be. Another consideration when purchasing smaller amounts is that it's easier to trade out of DVC with larger amounts of points. As you can see from the points poll most people purchase 200+ so hang in there something will pop up eventually. I too searched all the resale brokers until I found what I needed. My broker did a great job negotiating for me and keeping it stress free.

I'm not Pam, but...

Of course it's equally possible! I don't think Pam said that it wasn't. I believe she was speculating on possible reasons for the fact that 150 point contracts are so difficult to come by especially with any current points, let alone banked ones. She didn't say that people who buy the minimum are much more likely to finance because they are financially irresponsible... she said that they MAY have financed and that may be another reason they have set higher asking prices.

Personally I don't think that has anything to do with the asking price... the asking prices are being set based on what the timeshare brokers tell them their DVC contracts are worth on the resale market, but I do think that contracts with fewer points tend to borrow more, just based on my own habits and what my sales rep has told me. As we have done a couple of add ons (and started with a 170 point package which is close enough to the minimum), our guide has mentioned that our pattern is quite normal... start with something small, borrow it all away until you realize you need more points to feed the disney addict inside.

Thanks for jumping in Lisa. Pete I wasn't being disrespectful of 150 point purchasers or implying anything. Some people pay cash and some people finance, no matter what the package size. Some people also take advantage of MB when they purchase and that uses up points as well. If you have a smaller amount of points you are likely to use most or all of them for your first trip or two. If you find you must sell for whatever reason it is not likely that you'll have points banked and/or even have the current year's points available. If you financed, your asking price will probably take your total cost into account when you put it on the market rather than just basing the price on the price without financing. Just like OKW could have been purchased anywhere from $48-$72 per point direct from Disney and, therefore, asking prices could vary and still make quite a profit for the owner, BWV prices started at $62.75 and went up to $72 so it is unlikely people can find a price that's less than $62.75. Lots of factors are involved in setting the prices.
 
I just purchased a BWV resale for 170 points at $64/pt not including $400 in closing costs. It had no points available for 2000 and 126 points comming in June 2001. I think it is a good deal. But I wanted to let you know that I waiting on a list at two brokers for almost a month. So keep waiting!! They will come through!! Good luck.
 
It's obviously due to BWV being such a far superior resort over OKW that nobody wants to sell! ;) :jester:
