What's so bad about buying resale?

How long did it take from closing to being in the DVC system and able to book? And also, how did you know that you were finally in the system? Do you have to just keep calling MS or MS administration, and checking?

I think if your looking to buy a 160+ contract for AKV, I think the current incentives can make buying direct as cheap as resale without the hassle. When I did the tour in June I told my guide I would be buying resale since I would'nt be back for a year at the earliest. So, I had plenty of time to buy. My guides response was:

"or you can buy today, rent out your 08UY and Developer pts to drop your net cost to $104-$8-$10-$10=$76pp+$200cc do you really think you can get a better deal resale?"

At first I thought "Okay, what the catch, I must be missing something!" I had nothing to say. (very rare for me) Next thing you know I'm handing over my credit card. (Unfortunately not a Disney CC. lost out on the additional $500)

Resale would of course be the cheapest way to go on any of the sold out properties.

I've been playing with the numbers since last night and from what I see you are absolutely right. 160 AK + 160developer (providing you can rent them for $10pp) + 500 incentive +lower closing cost is slightly better than say 150 VWL @ $82/pt with both this and last years points, but it has a higher closing cost & the owner may be asking you for all the fees for this year even if those points aren't there until Dec. Someone correct me if I'm wrong.

Ugh... it comes down to how bad do I want VWL :rotfl: Drag my feet too long and the prices/offers will go away.
 
Ressale was a positive experience for us. We bought an SSR contract with all the points this summer. We wanted to get into HHH for a summer vacation and were able to get in on the waitlist.

One of my bigger contracts were a resale purchase . Saved some $$$.

I would with out a doubt look for a resale; you are going to have the property maybe 40 years so if you wait 6-12 months to find the one you want at the price you need, no biggie. Just educate your self on how many points you want (can afford), ROFR (TSS will help but so will this board!), Use year, Home resort. You will be fine.

There was an even better DVC deal last fall for AKV. No gift card, but DOUBLE developer points for a 200+ point purchase. And I put it on the Starwood Amex credit card over three months with no interest (after 6-months-same-as-cash down payment on the Disney VISA).

And everyone should get a Disney VISA card for deals like this that pop up. Other cards have better rewards overall, but several times a year there is a good use for a Disney VISA.
 
I'm another satisfied resale buyer. I used DVC by Resale and was extremely satisfied. I was able to get what I thought would be enough points (silly me) at Boardwalk which was sold out. I paid about $10 less per point than Disney was offering at the time. They had a financing option but I opted for using the home equity line of credit which worked for me. As someone mentioned, it is harder to get copies of the the POS and other legal documents. I also did an add-on via Disney and was also very smooth.
 
Just be ready to wait with a resale. My offer was accepted on May 19th I think. I STILL have not closed. I did save a bunch of $$ but I am ready for my points.:headache:

I did not pass ROFR until 6/13 (approx). I bought through GMAC. My first vontract was through TSS I waited from Oct- end of Jan. not much difference..:headache: I have bad luck.:sad2:
 
I am very happy I went through resale. We wanted VWL since its our favorite and we did not want to finance so we bought 50 points which gets our foot in the door. We plan to get another 50 in a few years.
