What to look for when buying resale..

DH & I are thinking about buying a contract through TSS, for BWV.

Other than use year (want to keep it the same, ), what are some serious factors to consider?
And yes, I realize the new stipulations with buying resale, and point useage :goodvibes
 
Definitely look at the points available in the contract. Some are stripped until 2013 and others are fully loaded with banked points. Sometimes there isn't really a difference in price for many more available points and definitely worth it because even if you cannot use them, they are rentable and have a good face value to help offset the purchase costs.
 
You can see on the TSS site the date the contract was listed. A contract listed a while ago might have owners more willing to haggle about price, payment of dues and closing costs.

If you don't need points right away, you might get a lower price on a stripped contract.
 
make sure you add a clause in the contract about a time frame for the sellers to send papers back so you can cancel without losing any money. I had just closed last wk and the sellers cost me 26 days by being lazy and not sending papers back till our agent call and reminded them both times. I'm still waiting to get in the DVC system and could be left with pts I can't do anything with.

Things to consider and some you have already established
1) Resort--Boardwalk
2) Use year--Current use year you own
3) # of points you desire---Be advise that we list the contracts in the smallest deeded increment. If someone is deeded for 1,000 points then it must be sold as 1,000 points
4) Current status of the points. Some buyers are looking for points right away and some don't want points until 2012.
