What happens to the points that members don't use at DVC resorts? Say the points that members use on cruises, trade out to use, or lose for whatever reason.

It seems to me that there would be a lot of points not used for different reasons that would then leave rooms available at some point in time, or does DVC rent rooms for cash in lieu of those points. I guess with borrowing and banking, it might not be an issue until it gets closer to 2042.

Fell like I am rambling, and not sure how to ask my question except it seems that at some point there would be rooms available because points were not used.

Rooms at the DVC resorts can be rented for cash at the 2 month window, and sometimes before that. Just call CRO. I often get a good value thru CRO using my AP--I guess that's in the past now, but it was a good deal while it lasted. Two years ago I rented a one bedroom just prior to Christmas for $233 per night, and I was thrilled with it(weekends!)

You dont need to be a DVC member to stay in the villas. A portion of all the DVC resorts are always available to the public ... AS my DVC rep and staff at Boardwalk explained when I complained about the room next to me with at least 8 people in a studio .. VERY LOUD ..

The points members use to trade out are converted into the equivalent number of DVC room nights and rented out for cash. The cash is sent to the DCL or the resort or whatever option the member chose. (Actually, it's probably more like a bookkeeping entry than an actual physical transfer of cash, but you get the idea).

DVC also has to pay CRO a fee of some kind to do the "booking" of the DVC resort rooms that are traded for another otion. - think of it as the cut a TA gets from the destination resort/ship when you book a vacation through them.

Anyway, bottom line is that the points/rooms are used when a member trades and thus are not available for other DVC members to use. Think of it as though the member did a direct trade. Only in this case, CRO finds the other party and takes a commission for making it easy for members to trade.

I don't know how DVC decides which rooms at which resorts (or even when they) should go to CRO to rent to the general public. I suppose they have some kind of formula - I don't think they send popular times over way ahead of time.

Points that are lost (forget to bank, etc.) also could end up at CRO (or in Member cash ressies). Anything in the point inventory that isn't reserved by 60 days ahead of time goes to CRO. Cash from those rentals (less CRO portion) goes into "breakage" income and helps to reduce our dues. DVC members also have access to those rooms, though. It's a first come, first served kind of a deal. At 60 days, members are competing with the general public for anything remaining in the Points inventory bucket.

If a member uses points for an II option, DVC deposits a week into the II system. So no extra rooms for other members there, either.

It would be nice, but no, most of the points not used by members at a DVC resort end up being "traded" for cash to pay for the members' trades.
