I’m considering a first-time DVC purchase and I’m trying to cover all the angles. Front runners for me are the resorts with longer shelf life (CCV, Poly) and will have some resale value if we choose (or my heirs choose, LOL) to move on. I also know I can use these points at other resorts, and some of those have a much shorter shelf-life, but what happens after 2042? Is using my points at, say, BWV, no longer an option? Will my options to stay at other resorts be fewer in 2043?

If you buy direct, you’ll be able to use your points at whatever resorts exist at that point. Just note that the points chart at whatever BWV2 looks like is not going to be nearly as friendly as what you are used to now.

If you buy resale you will likely be locked into existing resorts (less Riviera and the Cabins), assuming that resale restrictions are still in place.

So eventually you will be fighting for spots at a much smaller pool of resorts, though the points from the 2042 properties will have also disappeared as well.
 
You should go into it with the expectation that you will lose access to BoardWalk, Beach Club, Boulder Ridge and other 2042 expiration dates as of 1/31/2042. And Saratoga in 2054, Animal Kingdom in 2057, etc.

Some of the resorts could be refurbished and re-sold for new 50 year contracts, bringing them back into the DVC system. However, I would expect the point charts to change--since it would be an entirely new condo association, DVC is free to rewrite all of the rules on those destinations.

Some resorts could be lost, or be unavailable for years while the property is redeveloped. There's also some chance DVC could create a separate system or alter the program rules in such a way that you wouldn't have direct access to those resorts like is the case today.

I would suggest going into it with the expectation that all of those resorts may be lost to you on their end date.

FWIW, if you buy direct then you will likely retain options to all DVC resorts for the life of the contract. No 2042 cliff on Crescent Lake.
 
This all certainly adds to the “buy direct” value equation; I’ve been having a hard time justifying the additional cost when I can practically cut my initial investment cost of by half by buying resale.

Also your commentary strengthens the case for buying at a resort we’d be happy going back to year after year. I don’t think kids or grandkids will ever be disappointed in WL or Poly!

I will definitely be on the lookout for any more special sold out direct deals like they had earlier last summer (or a Poly firesale) and maybe flip some of my resale points (AKV, BLT, VGC) to direct if they ever offer them at decent prices again. With the way DVC is going it looks like they are going to be throwing up new resorts like crazy for the foreseeable future.


But at current prices resale is way cheaper
 
That’s exactly what we bought into RIV - to give ourselves an “affordable” Epcot-area resort post 2042.

Ditto. RIVs point charts are some of the most expensive right now but come 2042 they'll be looking pretty friendly. Nothing says I can't use my RIV points in studios (if available, I know, BIG if) and 1BRs at BC/BW and take advantage of the point charts until 2042 and still have the points for another 28 years.

I'd consider doing the same but the only one I can see myself dropping is my AKV resale but having a chance at club level makes it so tempting to keep 😭

The only concern I have with getting more AKV is the dues. The last good AKV sale I think required you to buy 200 points to get it for 165 pp with magical beginning was able to bring it down to 145 if I'm not mistaken? I love AKV but I don't think I need that much? I really only want it for value rooms and club level.

I'm going to end up buying Poly but ugh those charts make Riviera seem like a bargain. I visited Island Tower again last night to watch the early NYE fireworks and the views from there are amazing and nearly threw my wallet at the DVC kiosk right then 🥲

Yeah the tower looks great, but the point charts, Poly resale price difference, and the fact that I can use all of my points there at 7 months keep me from buying some or swapping my AKV for it right now.

I'll consider resale or a direct firesale if it seems I can't ever get into the Tower at 7 months

MK loop is the only area of Disney we're personally missing rn (don't have an interest in a DL resort) and the ship has sailed for VGF which pretty much leaves Poly direct, Poly resale and BLT resale. For BLT I didnt mind paying a little more for Lake View than standard. I'm running out of money for DVC (don't really want more dues) so this next set of Poly points very well might be our last for good until either they convert Yacht Club or bring BC/BW back in 2042 and I want us to have more direct points so that when I book any of the new resorts it doesn't just take away from our RIV trips but yeah.. a firesale would be really nice 🙏🙏

What if they had a fire sale on AKV and Poly at the same time, you could go 75x2 and be covered!!! (that's my kind of deal)

I wanted 250 Poly (enough to cover 3 nights in a 2BR TPV a year) and then maybe concert my 125 resale AKV to 100 direct AKV but yeah a firesale on both would be nice 🥹
 
Don't think they will ever have a firesale price at 75 points for a resort (but I would buy if they did!)
My thinking was you could get a 150pt price, but split it between two resorts on "fire" sale. :)
I mean it would count towards blue card right?
