How much is the minimum to buy into dvc right now, where can you buy into, how much down do they need, and what are the current incentives???

Always wanted to join, just didnt have the cash for a down payment or other things came up. We are refinancing the house and it funds on tuesday so im thinking about dvc again instead of renting points.

thanks

We just got back yesterday and took the DVC tour. Minimum points are 150 at a purchase price of $14,700 at SSR. Can't remember the percentage down, but for the 160 pt. package ($15,6xx) the down was about $3100.

They also have an 3 day incentive from your date of the tour that equates to $8 per point purchased. That goes toward your down payment. So for our 160 pt. pkg, it reduces our down from $3100 to about $1800.

We have until Tuesday to make our decision.

I bought last month sight unseen. I bought SSR at a list price of $98.00 pp but as mentioned above, they give you a credit of $8.00pp and I got all of 2005 points and paid dues on only the last 5 mo of the year. When I bought, I NEVER thought I would like SSR, but bought there because the contract length was longer-after I saw it, I can't wait to stay there!
I'm not sure about the down payment, financing is rather easy thru them though. Call the DVC and get the printed info and a guide-they are VERY low key and do not pressure you. Good luck and DO IT!!! you won't be sorry.

I'm not sure if the 3 days rule is absolute for receiving the $8/pt discount. I called my agent 2 years after we took the tour and was offered the 98 - 8 per point offer for as long as they had it available.

Interesting...

Can anyone else attribute? That would definitely change the "no pressure" feeling.

I wouldn't count on that happening (incentives being extended past the stated deadline.) It usually happens if prices and/or promotions have changed significantly since the offer was originally extended. In the example cited, two years had passed since fatherAZ toured.

I've read examples here of people who missed the deadline, tried the "I'll only buy if you reinstate the discount" approach, and were still told the incentive had been lost.

For what it's worth, all you need is a $500 deposit to lock-in the discount. After the deposit is given, DVC prepares the formal agreements which must be signed and returned. At any point up to 14 days AFTER those agreements are signed and returned, you can still exercise rights of recision and cancel the deal. The $500 and any other monies paid are then refunded.

The 3-day time limit is only imposed when one's first contact with DVC comes during a tour at WDW or DL. Those considering a DVC would be wise to make contact (phone call, website) before an upcoming trip and subsequently schedule a tour while visiting. I've never heard of a 3-day time limit being imposed under these conditions.

Can someone clarify the $8 incentive for me. If I was paying for 150 points upfront (entire amount) would the $8 incentive mean that SSR would be $90 a point? ($13500 total). I'm confused.

You are correct. For those paying in full, cash the discount still applies. Therefore 150 pts @$90/pt would be 13,500. 200pts @$90 pt would be 18,000, etc.

:cool1:

I'll second that. We just bought 150 pts. at SSR last week for $13500. I called and was quoted 14,700 - 1200 (incentive) = $13500 ($90/pt.) So we are new owners! :cool1:

Your dollars will usually go farther with the purchase of a Resale!

Rule of thumb:

If you've got more money than time, buy direct from Disney!:hourglass

If you've got more time than money, buy a Resale!:teacher:

I will second Tom, especially of you are planning paying cash. If it is a matter of financing, either for comfort... interest rates... or whatever, that is a seperate issue. But cash is King and if you can spin it, make it go as far as you can!

I would recommend the resale route even with SSR. We were just approved by Disney at OKW and we did it thru a resale. It was very quick and smooth.
