Hi! New to DVC. Just signed loaded Poly contract 275 points with Aug use year. It has 407 '21 points that must be used by 7/31 (275 banked from Aug '20 + 132 borrowed into Aug '22). I was hoping to rent most of those (or sell them for transfer) - I assume I will have them by early May perhaps even late April. Will those points be considered distressed? With low availability what are my odds to plan rental income for those points?

You'll rent them but expect a lower price like 13pp. You might get lucky really depends what's available. Probably have to piece our your rental.
 
Until you have them, you will never know what will still be there. Summer tends to be available for longer so all you can do is hope something is still there.

Because they will be expiring, they’d be considered distressed points and would play a role, potentially, for what you can get for them.

Thanks. Do you think it would be better to book a confirmed reservation and try to rent it or just post the points and try to piece things together?
 

Short term, it will be more difficult IMO to rent a confirmed reservation. Plan on a dirt cheap price like $13 or less as mentioned by OP. Hopefully, you will have them in time to move them and not lose them. Anything is better than nothing... Good luck!

When you say that you "just signed" do you mean that you just made an offer and it's been accepted by the seller? Or did you just complete closing and are waiting for your points?

If you just made the offer, contact the broker and tell them that you want the 275 points from 2021 banked into 2022 by the seller before it goes to ROFR.

If you've already closed on the contract, try to contact Member Services before March 31 and ask them if they can bank the points for you while you wait for them to establish your membership and load the points into the account.
Banking will preserve the 2021 allotment of points for another year. The remaining points (which were banked from 2020 into 2021) are going to be a tough sell. You will have to rent them for a fire sale price.

I figured the points expiring are actually banked 2020 as we have not yet passed the banking window for Aug UY. But, if they truly are 2021 points, then definitely have the current owner bank them!!

The OP said that it was a 275-point contract with 407 2021 points. I assumed that it was 2020 banked points + current 2021 points.

Good catch! I didn’t do that math!! Yeah! Definitely should get those 275 banked!!

In my most recent experience my confirmed reservations went almost instantly where as my plain points were not even nibbled at for over 6 weeks. I would recommend making whatever reservations you can once you get your points. If weekends are available or a combo that would make a long weekend that would be more desirable than something in the middle of the week. I rented a confirmed poly reservation within an hour, a BLT reservation within a week, and a CCV reservation within a week, all for July timeframe. If I had waited for someone to ask for my SSR points all the availability would have been gone. I used Davids and had my points double listed, as both a confirmed reservation and points to rent.
 
After you pass ROFR but before you close, talk to broker if you needed to get any points banked. We did this and it’s a simple addendum for closing to just state get getting close to window so we agreed to bank the bankable points. But talk to broker about it to make sure it doesn’t mess anything up. Contracts are losing faster now so this might not be an issue but you have options.

Well I know you can’t transfer banked or borrowed points from reading these threads so that leaves you renting a lot of points - I would try to work with a rental company and see what they can do for you because then at least you may get something for them. That is not a ton of time to get them rented out yourself.
 
The biggest difficulty with renting out that many points is going to be piecing together a long enough stay to rent a confirmed reservation. It's probably doable though. Assuming you get control of the points in April, that gives you 4 months to use them. I would probably try to put together a week somewhere like AKV or BLT in a 2 bedroom that uses up most of those points and then rent that confirmed reservation. An 8 night Saturday to the following Sunday trip should use most of those points and rent pretty easily. 4 months out is not the time to try to rent the points directly piecemeal. DVC availability is rough right now though, there's a ton of points that have to be used soon, so things are busier than usual.

Also hit up family and friends that might be thinking about a WDW vacation and let them know you have points for cheap.

I personally wouldn't be counting on that rental income as part of my purchasing decision, but if you can recoup a few thousand you should definitely do it.

If you cancel a reservation to use the points for something else, as long as you cancel before 31 days out your points will go back to the use year they belong to and can be used immediately for a different reservation.

As long as you cancel before 31 days before checkin, your points will go back to the UY the reservation is in. I think for you, that's clear, but for others reading this thread in future, I don't want them to think that banked or borrowed points from a canceled reservation would go back to the UY they came from, because they won't.
