What am I missing here?

I feel like I’m missing something with DVC points rental. On the high side, I see $20pp to be a decent estimate, and looking at the points chart, I can stay in, say, a GF Villa for as low as 120 points for a week in a Deluxe Studio. So $2400 for a WEEK at GF.

Um, why in the world would anyone ever stay in the main resort at listed prices? That same double-occupancy room is going to be thousands more by the time taxes and such are figured in. Am I just not understanding the difference in rooms?

Having just stayed at CCV, we are wondering why wouldn't we just rent points every time we come?

For one thing, not everyone knows about renting points. Many think with DVC you need to buy into DVC in order to stay there on points.

For another, point rentals require a bit of trust and a willingness to accept some risk for a big reward.

Then there are the cancellation policies that not all people are comfortable with.

And now you're gettin' it! DVC (owning or renting) is reasonable in price, and lonnnnng on benefits (if you count extra space, amenities, decor, etc).

With a DVC rental, you typically pay upfront; often you cannot cancel and get any money back; it can be extremely difficult to impossible to change any applicable dates; you do not get daily cleaning service of the room (on fourth day, they just replenish some items, change towels, and empty trash); you cannot contact DVC about the reservation, but must go through the owner to make any requests; and you need to have trust because, until date of arrival, the owner who is renting has the power to cancel your reservation.

Add in to the other points above, you are often booking 11 or 7 months in advance with often limited cancellation policies

The only thing I am going to add is that because this is a private rental via an owner…you are not booking with Disney…terms and conditions are individual and can vary from owner to owner and broker to broker.

Brokers simply connect the renter with the broker and handle the transaction but it is still with the owner. However, the broker will hold back some of the payment to the owner to give more insurance to the renter that the trip won’t be canceled…but it still can.

Some owners allow changes and some do not. Many don’t allow refunds unless the resort closes. Just be sure you know all of the terms of any owner you considering and be comfortable with it all.

If a problem happens, you are at the mercy of the owner and your contract and to rent, you have to be comfortable with giving up flexibility that a cash stay can provide for the savings.

There is risk about your rental not being refundable like it would be through Disney. You also have a small risk regarding people who take the money but don't give you a reservation but thats risk is fairly small as long as you pay attention.

In the end welcome to the "smart" way of staying at Disney if you won't want to buy your own DVC contract.

We only stayed on rented points for all wdw trips for years, when we started they were $14 a point, before we bought our own contract. To us the ONLY downside is being locked in, and thats a big one. But one we lived with it for the huge savings.
