We received our dues statement today. Our monthly payment went way down but we bought last year so ours was higher last year due to having to catch up with dues and they over estimated for property tax. So I don't know for sure if they have gone up or down. We own at Beach Club. Ours went down by $40 so it was a nice Christmas present.

problem - the property tax estimated is higher for OKW than BW or VWL - I though property tax was like at home - it was charged on the value of your property - I though that BWV, BCV or VWL would certain be more expensive in the resale market than OKW....

does anyone else feel that is a strange charge?
 
I also own at BCV. Our dues are higher. Is this the statement we use for tax time?

EDIT - I'm wrong. I went and looked again and there is a credit applied to this next year.
 

Well, that's odd. I own at BCV, too, (250 points) and my payments have gone from $79-something last year to $87.05 per month for 2004. Wonder why the difference.

Pat...I wonder if there's a mistake or if they actually have a different r.e. tax assessment for the different properties. Rates could be different because they're different "parcels".

The difference doesn't seem to be that great to make me mad or worried. But it does make a DVCer wonder how they come up with the numbers!
 
Like I said, I own at BCV and I think they would have went up slightly but mine went way down because they said I overpaid $98 in taxes last year. I guess when we closed, they had me pay that in my dues but when they prorated it, I overpaid alot. So since I bought last year, that is why my BCV are lower and yours isn't. Also, since you close several months after you buy, my dues were higher last year due to trying to get 7 months of dues out of 4 months or so. So in 2005, I will be in the same boat as you. I went from $101.44 to $61.62 a month, very nice Christmas present for me. I have 200 points.

vgaskin, my situation was the same as yours. Although, I'm saving around 40 a month now in dues from last year. I also have 200 points. We bought 150, then a coupel montsh after added 50.

Anyone know if this staemnent is what we take to our tax perosn?
 
The actual dues went up at every resort. Your individual bills/payments may have gone down due to some personal circumstance.

Property Tax is just one component of the dues. To date, the taxes were always overpaid and we received a slight rebate. This year, I think every resort underpaid and now have to make up the difference.

If others are curious about what the Property Tax portions are, we can share the rates for own resorts.

OKW Property Tax Actual for 2003 is .8033 per point vs. the 2003 estimate of .7764. The 2004 estimate is .7959

Vero Property Tax Actual for 2003 is .5139 vs. the 2003 estimate of .5251. The 2004 estimate is .5382.

EDITED TO UPDATE: Added the estimated 2003 Property Tax numbers above. Vero was overpaid this year and credited back the overpayment.
 
BWV - estimated 2003 tax .7760, actual .8050, estimated 2004 .7954. Actual 2002 was .6588, so there was about a 22% tax increase from 2002 to 2003. At the annual meeting they said it was due to increased property assessments.

Not counting January with the extra tax, my payment went from $83.44 to $88.57, a little over $5 more (250 points).
 
There is something that we can use on our taxes? We are not going to get a bill this year since we just bought at SSR, but I'm curious to know...

Recieved ours in Ohio today. For our 2 resorts(300 pts at each) it went up $4 a month to $208 a month.
 
I have not checked the mail yet today in Minnesota.

But I have a slightly different question. When we purchased, we chose to pay our dues annually. We think that we remember that dvc said that we could change that in the future. Well, I think that we want to change to monthly. Is this still a possibility? Eventhough I am sure that our statement has already been mailed, is this something that can be changed for Jan 2004?

I called MS acct yesterday, but it was 5:02pm eastern.
 
The property tax portion is deductable on your taxes if you itemize, HOWEVER, remember that you can only use what you actually PAID in 2003, so if you mail off your check before Jan 1st you can use it on this year's taxes, otherwise you have to wait until next year (but you may deduct the taxes that you paid in January 2003 on this year's return).
 
Ok, just walked out to the mailbox. We got ours today in Minnesota. We have 200pts at BCV. We bought over Memorial Day weekend. We have a credit applied for overpayment for 2003 in the amount of $91.27.

Oh boy..... My tax deduction for Proprerty Taxes paid in 2003 was a whopping $1.41. Take that Uncle Sam!!!!!! That should generate a refund for the FriendsOfEeyore household.

No matter which way you slice it, it's not fun to receive these bills right after XMAS. We pay annually...YIKES.
 
I have not yet received my annual dues statement. I already paid my 2004 annual dues, in november,2003. I based this on an estimate, with the help of people on this dvc board.

If you owe no additional 2004 Annual dues, do you think. I will not receive an invoice like everyone else this week.??

not so bad now, i have been saving, cant wait until monday to pay it in full !!:tongue:
