Waiting for DISNEYLAND HOTEL DVC Thread (see post 1 for updates)

I saw something on Twitter & Insta (from folks who always get Disney PR releases) that it'd be cash for DVC on the 15th. I wonder when that stops, though? I have a room booked at DLH for the half but I'd love to switch - not sure if Jan will be points only, or when they'll want to prioritize DVC points over cash stays?
It's definitely cash. I got a DVC email saying it was, and the site is saying that. Who knows when it will convert to points though :confused3

When a new DVC resort goes on sale, DVD declares only a portion of the villas into the condominium. Those villas are available for points bookings. The remaining villas that aren't declared into the condominium yet are available for Disney to rent for cash - completely separate inventory. As sales progress, DVD gradually declares more and more villas into the condominium, increasing availability for points bookings and decreasing cash availability. IOW, cash reservations made in March (and as time goes on) can't be canceled and replaced by points reservations.

This article explains the process as it's going on at Riviera - https://www.dvcnews.com/resorts/riv...-25-vacation-homes-to-riviera-s-dvc-inventory. VGF2 was very unusual in that DVC declared all the villas into the VGF condominium very quickly after sales began.

The Grand cali is nice but it is in pretty bad shape. Here's a photo from our bathroom sink in a 1br last monthView attachment 741750, but all the rooms need repair

That is pretty bad... stuff can grow in that crack being so close to the sink, and bits could be sharp. I'm surprised that one didn't warrant it being taken out of inventory to patch better.

I admit I'm mostly looking at the studios since it is just my husband and I, where the huge mural is much more imposing than in the larger rooms. The studios remind me so much of the ones on the Wish, though the decor is much darker. The larger rooms are very nice, and that Grand Villa is downright amazing. I wish they'd have included a bathroom example also.

My guess is that Disney will announce the on-sale date for VDH points on March 2. Current pricing and incentives are good through March 1 and I’m sure there will be a price increase for these new villas. I’m not sure they’ll start taking sales on March 2, but I’m guessing they’ll at least announce details then.

I wouldn't be surprised with 217/pt for VDH points on March 2 but a commensurate high points chart making it expensive.

DVC currently has 5 dvc resorts that are offering developer credits, I don't think we will see a sixth anytime soon. Im guessing they offer further credits on the 5 then when some of those are sold out offer the Disneyland Hotel

I don’t expect we’ll see developers credits on sold out resorts next cycle. Just a hunch.

Points bookings will be accepted for however many rooms in the first declaration for sale.

Everything else will be available for cash guests. So, it will take a long time before enough is declared to have points bookings be a bigger share of the rooms.

So starting with cash bookings isn’t a huge deal since they will probably be holding back whatever % of Total points will be declared for initial sales.

With VGF, I think we got point charts and sale date about a week or two ahead of actual sale date..

So, maybe we will get that info in the next and then see pricing and sales start right after the new sales incentives come out for RIV and VGF.

Saw on Facebook that someone posted that the language yesterday was cash reservations, now it says rental reservations, so not sure if that means members can book with points. So much confusion hopefully we can get even more clarification this week

Cash and rental can be synonymous: Disney is renting the room from their ownership in exchange for cash (like most other DVC rentals).

I stayed in a hotel room and a studio back to back and man the studios are sad. I think the refurb was pushed too far if anything.
If I had to bet, Disney has a core group of contractors and tradespeople they love working with and they are just waiting to wrap up the work on VDH and then down the way they go to VGC to start working on that. I'm just excited that DVC is going to change quite a bit on the west coast in the next year or two.

Exactly! Plus when they need to displace people at Grand Cal for the refurb they can place them at VDH.

They'll do that? I just assumed there would be limited availability as they pull rooms out in chunks to refurbish. How exactly would that work then?
What you describe is what they do. There will just be significantly less bookable inventory for the duration of the refurb. While DVC owners do get walked or shuffled to another resort (or room type) than the one they booked on occasion, it’s exceptionally rare.
