VWL - ROFR - Jaki Apetz!!

Just heard from Jaki Apetz- Disney did not exercise their ROFR for the bid of 150 VWL points I put in a few weeks ago!!!

I never posted here that I put a bid in because I think that someone from Disney must read these posts - why shouldn't they? If they can buy for $70 or so and sell for $79 to $89 - they should keep an eye out here. (Alright, I was being just a bit paranoid!!)

I bid $70.00/point with 5 points left from 2003, with an April use year and I'll be paying the closing costs.

Made the bid around Sept. 4th or 5th and sent the contract to Jaki on Sept. 8th. Jaki called me about 10 minutes ago to tell me she just heard from Disney. About 2 and 1/2 weeks to hear about the ROFR.

We are pretty pumped up! Our first add on - we have points at OKW so these points will be nice to have since we are VWL fans!

Jaki Apetz has been great and so far, I would highly recommend her. Called the minute she found out about the ROFR!

Jaki is wonderful. I can't say enough nice things about her. She was as excited about our contract as we were, or at least she put on a great show!

Well, that sounds like good news................I haven't heard from the Timeshare Store yet regarding ROFR but we put our offer in before yours (I believe) and it was for 230 OKW pts. at 70. per pt.....no banked points...................

Maybe I should call TSS tomorrow to check on it........we did however recieve a piece in the mail regarding the correct spelling of our names..............so I assume it is for the deed and it did pass, but I would like to know for sure................
 

I'd put the spread at $20 pp between buy back and resale for it to truly be worth it for DVC to buy then resale the points. The benefit though isn't in the contracts they buy back as it is in propping up the resale market to keep the differential between resale and retail low enough to not deter new potential members. It's more a nuissance rule than a money maker for DVC. It does benefit potential sellers who own DVC. And I am not sympathetic to those looking for a bargain and upset that it makes the prices too high though I don't begrudge the attempt to get a bargain.

Can't you just be happy for me and others that have jut gotten more points at the place we all love to spend time at?

Dean, Dean, Dean - there is another thread here that asks where the best margarita is at WDW. Please read and try all of them - I know I will try to visit a few in Feb.!

No, I don't think so. My statement was a general one an not directed at anyone, you included. Sometimes people gripe that DVC buys back the contracts preventing them to get a low price. My feeling in that area is "tough luck" and good for the current DVC owners.

I'm not talking about someone who had a contract bought at $70 pp when someone else got through at $72 pp. My reference was likely more to TUG than DIS but there are those out there that feel a ROFR is not appropriate because it prevents bargain hunting. This was my only meaning and I'm glad DVC has it.
 
Dean...I think you have had a few deals go bad due to ROFR, so I think your comments are actually quite gracious. It's like anything else, the game has rules and people can choose to play it or not.

And I agree 100% that Disney is in the ROFR business solely to prop up their new property sales. If they ever quit building, my guess is they won't ever exercise their ROFR. Just my opinion.

I agree with Granny 100% on this. One more big reason that we should all want them to KEEP BUILDING!

Thanks for understanding though there is no bitterness here at all. On TUG and I think on DIS as well, there has been discussion in the past that some don't think the ROFR is INappropriate because that keeps them from finding a bargain. I like a bargain as much as the next guy but in this case I feel the benefits to me as an owner far outweigh the negatives.
