Well, I've started the great villa trawl through all the usual websites for this October but am looking for a bit of help.

The villa we stayed at this year wasn't quite up to scratch - bit run down, not thoroughly cleaned and generally needed a bit of tlc. So... I'm a bit reluctant to just pick one off the villa listings again.

I'm looking for some personal recommendations - ones you've stayed in maybe?

Only 4 of us so nothing palatial

essential
South/west facing pool
no condos!

little touches I'm hoping for are
spa/hot tub
internet access
carpeted (not tiled) floor
living/family room at rear of house with patio doors to see the pool area
not too overlooked (we were spoiled at sunset lakes this year)
Formosa/Poinciana/possibly 192/27 junction (if the price is right)

Can you help????

I can relate to what you are saying as our first villa experience was a nightmare.
However, thankfully we have been okay since - the majority of our recent holidays have been in a villa although we do try and fit in a few days elsewhere if we can.

I prefer Formosa Gardens area or Poinciana too, slight preference for FG.

We have had a lot of problems finding the right home for next year, mainly because the prices for Easter are very expensive and also as we are fussy!
However, we actually went back to the owners of a very nice 5 bedroomed home on Indian Creek that we have stayed in before -near FG- and they gave us a discounted price we just couldn't refuse so we booked.

It doesn't have everything you list, there is no spa/hot tub or internet access but the pool is south facing, living room is at the rear with sliding patio doors that are alarmed, the pool is completely fenced so is very private, carpeted, ceiling fans in all the rooms and the owners are very friendly and helpful.

I am sure if you mention my name they would consider giving you a fair price.

I have stayed in Villas/condos on all of our trips for at least part of the holiday.

Most of the items would be normal although a hot tub/spa would not be normal in a small villa suitable for 4 people. Internet access is also somewhat spotty. Kitchen dining areas tend to be tiled for cleaning with other areas carpeted.

We normally book directly with the owner, but one time we booked through Florida Leisure. It's owned by an ex-pat Brit, Nigel Worrall (I saw his name mentioned in an Orlando Sentinel article last week) and they maintain all the homes they manage to a very high standard. They also seem to be reasonably priced.
 

I know what you mean about a villa not being up to scratch - we had the same problem last December where the house was being sold and really was starting to look run down in places. A poor management company didn't help matters.

Try doing what the Americans do - check up there biggest network of owner rentals like vbro, cyberrentals, a1vacations etc. You are sure to find something you like.
