VGF direct - expected incentives?

Looking at purchasing DVC points direct after going back and forth between direct and resale. Ultimately we are leaning toward direct points for the incentives and ability to use at all future DVC resorts. I had originally been holding out for Poly2, but don't want to risk the possibility of the points restrictions on resale being the same as Riviera. We have now settled on VGF as a reasonable alternative.

Right now, with incentives for 200 points we can bring the cost down to approximately $207/point. We would also have use of 200 2022 points. The spread doesn't seem huge between direct and resale at this price point (especially if we factor in discounts on annual passes). We were told by our guide that these incentives are place until end of May.

Does anyone have any insight into how they run incentives for these resorts? The longer I wait the higher prices seem to get. Will the incentives keep getting bigger the long they are selling (particularly with other new resorts coming up)? I guess my question really is should we wait it out until end of May in hopes the incentives are bigger (and are we totally crazy to be buying direct right now).

Typically, incentives don’t get much better, but there have been times when they varied slightly.

One thing people have don’t, me included, is agree to buy right before incentives are set to end and lock in the current incentive.

If the new ones are better, you can ask to redo the contract…as long as you are within 10 days of agreeing to buy.

Given the VDH is also starting soon, any change in incentive may not even be that much if they do get better.

So agree to buy a few days before the current incentive expires so you can get out of the contract and agree to a new contract if the incentive ends up being better?

We are likely looking at buying VGF direct for our first contract since VDH doesn’t seem to be a good idea given the MFs and higher cost pp. We were considering just doing resale until they announced the cabins at FW which is right up our alley.
 

Does anybody have any idea how well VGF is selling direct? I believe that I read somewhere Disney has never exercised a ROFR on VGF but I’m not certain that’s correct [EDIT— i am told this is false and I’m probably confusing “ever” with the period after they started selling the new resort studios direct].

We are currently in ROFR for $150/pt with 1/2 is the 2022 points, but it took me a while to find that deal. If I didn’t already have 150 direct, I’d consider paying $200 to buy direct.

That is absolutely false, they ROFRed a lot of VGF between 2016 or so and 2021. However, Disney *almost* never ROFRs contracts while they’re in active sales. Something like 3 total reported contracts here in the 10 years of ROFR threads.

Yes. You have 10 days to change your mind and if incentives are better, you just have your guide have the contract amended.

We did this with RIV. The incentives were better if I jumped up in number of points so that is what we did!

I just did this with RIV in December, and I'm glad I locked it in because prices only went up. Even though DVC seems to have a lot they're selling right now, it doesn't seem to be in a hurry to sell it at great deals.
 
I think part of the plan with VGF2 was for Disney to help fill rooms at GF that they had difficulty keeping the cash room occupancy at the levels they were targeting. Now they may not be in any rush to sell since DVC rooms stay mostly full year-round. They just want to be close to sold out by the time Poly Tower opens. Kind of the same thing with Riviera, plenty of people seem to stay there on cash reservations as well as DVC, so I don't think its costing them anything.
 
And be aware California might have different terms in contract .

We just bought at VGF and our contract also came with a separate document for our home state (KY) that was a shorter time to rescind. I had zero intention of cancelling (other than verifying the Disney Visa 6 months free financing applied) so didn’t look too closely. Does anyone know if that could shorten their time to rescind or if it is the longer of the two?

The only one that people have said they got, which officially ended last month, is the Disney Visa Discount…..but, not everyone has been successful.

That's great to get the $1000 credit for an upcoming stay this month. We just bought yesterday for VGF and have a long ago planned cash stay coming up next week and were told there was no available discount for that. But we did get another roughly equivalent discount (now expired) so maybe that's why.

I couldn't find any other discounts or promotions. The Magical Beginnings is a really nice discount.

Make sure you pick the UY you want, not just what's proposed.

What discount did they offer you?
Because we are paying cash over a few months, we were offered the better of if the current offer or the June 1 offer if it is better than the current offer. If June 1 offer is better they will rewrite the contract.

It was the Disney Visa discount for $1250 off with our 200 pt direct (add-on purchase as existing resale members). That deal has since expired but we managed to get it a little past it's deadline so we lucked out with our Guide.

We're using the Disney Visa for the six months, same as cash and then split it up into 30/60/90 payments after the initial payment.

I thought we'd be able to get that GF cash stay credit for our trip next week (I had heard it was $500 when I asked), but no luck. Overall I'm thrilled with the deal and discounts we did get, so I'm not worried about the one we missed
