VGF Direct Contracts Sold

My use year is February. Does anyone know if this use year is available with VGF2? Since it’s past February I would get 2022 points right away? Or would they not come until June? What portion of the annual dues would I be responsible for?

You will get them but you cant book a trip with them unless it starts after June 16th which is the tentative opening date of the resort.

The dues will also start the day the resort opens for the rest of 2022.

I think you mean that you can't use the points at VGF2 until after June 16th. There's no reason they would not be usable at other resorts immediately.
 
It’s hard to compare

Its even harder to compare to really past sales of other resorts which normally open mid to late in the month and have delays in reporting contracts. So numbers are all over the place since you might have contracts from opening day of sales not reported until "2 months" later.

Long term its easier to compare lets say the first 3/4 months against each other but really only Disney has the info on just the first week or month (which if going by calendar might only be a few days or in case of VGF an actual month basically).

Someone could find it but you would have to look at every dead filed for the new resort over the course of like the first 5 months since some people may be doing delayed payment, Disney needed to correct deeds, or it simply wasn't filed right away even though the person had their points and using them.

So, right now, anyone buying can not book anything with those points until the opening date.

For example, when RIV opened on Dec 2019, those points could not be used until opening date, no matter the UY.

Basically, your rooms have to exist in inventory for stays before you can use them for any other bookings.

Exactly, my VGF2 purchase is an example, I bought 3/4 & am running the payments through my credit card in 3 chunks 1 week apart - my paperwork closing date is the first week of April. I’ve read of others structuring their payments over 90 days, so they likely won’t close until July. Nevertheless, presumably Riviera buyers will be making the same type of financial arrangements, so the data should be roughly comparable. VGF2 will probably have 2 months at least of heightened sales as existing members who have been waiting for it (such as myself) rush to buy & next month as new members do the same. Late summer’s numbers after the flurry of VGF2 initial sales dies down will be more telling IMO.
 
Just bought 125 GF2 split into two contracts: 75/50. Asked for no title insurance to cover extra filing fees. Put 10% today, in 30 days 10% more, then 30 days later: close with an Oct. Use year. I know 9.5 is high interest, but there are 3 weddings in my family in the next 2 years. Now I have 655 pts in 2 years. OMG! Addonitis! OKW-240, AKV-140, BLT-100, GFV-125. Won't lie, going to take the chance that GFV2 will be able to be sold for price paid (199) in about 4 years. That's why I chose to do two small contracts. We love split stays of 2 and 3 resorts at 3-4 days each. So... I figured if I ever would stay at GFV again, I'd better have the 11 month advantage.

I do have a question, please. I asked for "no title insurance" after reading a post saying: Don't forget to ask for no title insurance." Ok- please explain. Why would I need title insurance for a DVC? Is there a consequence of not getting title insurance?

Really no consequence when purchasing direct from DVC. Once it's left their hands then it can make sense to purchase it on a resale contract. Not everyone does for that though either but I'd guess most do.

Actually, I bought VGF2 points last week and already used them this week to make a VGF1 booking.

I have several rooms booked but none of them have a check in date prior to June 16th.

So, you can book right away, you simply can not check in before they open for occupancy.
 
I called and inquired about adding on points at GFV2 and was told by my guide that I would not receive 2021 points for a June use year contract, however if I bought Riviera I would. I'm assuming he gave me correct information.

NBD unless someone has their heart set on staying in a resort studio on day 1 of opening & the exact opening is not 100% set, but closing doc.s say 6/19. I assume they’ll know for sure by Monday when they start booking?
My recollection w/ Riviera was they opened cash bookings first?

This is what I was told about VGF as well. Did not enquire about Riviera but that makes sense.
