What are the ins and out on Vero Beach? I don't see any sales on the ROFR thread and there are so many listed on resale at a cheap price. There are many listed in general.

I know that they have the highest dues. And although VB looks absolutely gorgeous it is not one of the more popular DVC resorts on resale.

Any insights to why some people aren't grabbing VB and using the 7th month window if they want to be at WDW?

And for VB owners have you had any problems getting onsite if that is what you want?

Thank you.

I would think if someone wanted to guarantee resi's for certain weeks at WDW they would want to own at one of those resorts. Like a holiday week. With my DD entering 1st grade my October and March weeks are a thing of the past. So being able to book an Easter or Christmas week 11 mos out is an advantage. If this doesn't affect you, then buying Vero or HH is a good deal IMHO.

My family loves the off site resorts. Our third :cool1: trip to Vero is in two weeks and we just spent our first week in HH last March. WDW is great, don't get me wrong, but a great time can be had at the off site DVC resorts.

We own at VB and OKW, specifically to use the 11 month window at each resort. However, we have found that we avoid the peak periods at both resorts and the seven month window has worked well for us. Given how we manage our points we have actually used OKW points at VB and vice versa. Go figure.

We enjoy the relaxed atmosphere of VB. The amentities at VB are unique to DVC. Frankly, when we want to go to WDW, we don't really care what resort we end up staying in so we have found that the seven month window really does not impact us. Of course, as noted, we always have points at both resorts for that time period when we absolutely must be sure we have ressies. This has been the case at OKW for the Grand Villa and at VB for the coveted beach cottage.

Because the price difference hasn't been enough to make up for the almost $1 per point higher dues and the fact you'd always be fighting for a reservation at the 7 month window if you only want WDW. IMO, the price difference would need to be $25 per point or more to make it a value. And if you ever wanted to sell, you'd be sitting on that list with everyone else.

Thanks for the insights Dean. Your answers were not a surprise. I just wanted to make sure that I wasn't jumping to inaccurate conclusions.

Vero Beach is absolutely gorgeous. So far, it's the only DVC resort I've actually stayed at, though I'll be remedying that soon (not soon enough for me, though). I wouldn't hesistate to go to Vero Beach again. Indeed, I'm planning on visiting there for a few days in 2006 - assuming I can get a reservation.

I would, however, be reticent about owning there. Although no one can say for sure, with global warming, it doesn't seem like the hurricane situation is going to get better any time soon, and it could get worse. Owning beachfront property in Florida means owners could conceivably be hit with special assessments to cover damage not covered by regular maintenance fees. (Even the owners at the WDW DVC resorts aren't immune to the possibility of such charges, though being inland, severe hurricane damage at WDW is less likely.)

That is one issue that is hold us back from purchasing a smallish VB contract. We loved the beach cottages but it might not be easy to sell if things got bad.

I love VB overall however i find the Marriott's on HH far superior in many ways. But if I wanted to use DVC for the beach, I wouldn't hesitate to own a small contract. And for some who want to do VB many times and WDW other times, owning there can make sense. Esp if you want a beach house.
