Vero Beach - no more expansion!!!

It is my undetstanding that there will be no additional units built at Vero. Any thoughts on this?
 
Just that the poor sales at VB forced Disney to slash their ambitious plans for the resort. We don't know that that will be the case forever, someday they may build the entire resort....but IN MY OPINION, you will never see another unit built at VB, not only that, but the awful sales have also ended any plans for off-property DVC resorts ever again in the future....IN MY OPINION.

My understanding is that the recent MB promotion was to reach a certain sales level to allow the building of another vacation home building on the ocian side of the resort. A search of this sobject will show a previous posting regarding this subject and Richyams is aware and posted in the thread where this was mentioned from a vero beach employee as a source.

Personally, I don't know that expansion to the non-ocean side of the road would be that great for us current Vero owners. Although, with my 11 month window, probably won't be a problem.
 
I think that was an unreliable, incorrect, or re-decided source. We were soppused to have heard official announcement of those plans many months ago. Those plans were still only a minor addition, not the expansion of "The other side of the road", those plans are shelved permently....I would say, "In my opinion", but I believe the talk of a convention center, the talk of divesture of that property and other things have made the expansion on "The other side of the road", permently shelved a fact.

The dropping from $15 to$13 on the buyback not being coupled with an announcement of those expansion plans pretty much discredited that source, in my opinion.....how's that Doc, I am getting good at typing "In my opinion"...

I have not heard or read any information on what DVC plans are for Vero Beach. Recent sales have increased at the resort. The resort is past the five year mark and I see no reason to be negative about its continued existence and possible future expansion.

In my opinionthere will be future expansion of the resort. I wouldn't mind seeing a change to the original concept. A 9-hole course instead of 300+ units on the other side of the road would be terrific.

Who ever even proposed any reason at all to be concerned with VB closing? Do you know something we don't, Pam?

I just think the chances of any espansion in the number of rooms for DVC to be pretty slim. What I think may be a possibility, is a convention center on "The other side of the raod" being coupled with an expansion of the nomber of rooms that aren't DVC.

Does anyone know the ratio of DVC to non-DVC rooms at Vero?

In talking with some CM's there they indicated they were going to sell the undeveloped property to the south and across the road but would cetainly keep all existing development on both sides (tennis courts etc). Possibly this may be a good move since it will keep the place small which is a nice contrast with WDW. However. it seams strange to sell off ocean-front property which is so hard to get.
 
does this mean that they are going to kept the lake or it goes - I like the walk around the lake did it every morning.
 
Uh, Rich you are the one who from time to time brings up the possibility of Vero being sold to another company. ;) My opinion is that won't happen. I also think this discussion is a lot like most of our discusions, we can make guesses but we aren't DVC management and we really have no idea what the long-term plans are. I think it is interesting to relay what we hear but I think it's irresponsible to put our predictions across as fact.

Someone with a recent POS might be able to see what they have as future plans for the resort.

A poster recently said on here that another CM at WDW seemed to indicate that the whole DVC program was a mistake and wouldn't be continued. That doesn't seem to ring true to fact. Just because a CM says something doesn't mean they have any idea what is being decided in Eisner's office.
 
Finally came across this year's Vero budget. The 2001 budget is based on 91 Vacation Homes declared into DVC. I'm not going to go looking for the build-up every year but I do have this info handy.

1996 -- 35 Homes
1999 -- 44 Homes
2000 -- 63 Homes
2001 -- 91 Homes

I can't tell the total number of Vacation Homes that have been built to determine the percentage of DVC inventory out of the current total.
 
I like the size of the resort, and since the expansion plans I saw didn't include an additional pool, more rooms means much more crowded facilities. I greatly enjoy the current tranquility, ability to get tables at the restaurant, a table for live entertainment in the lounge, space on the beach, a bench seat for the campfire, and accessibility to the amenities. If the expansion across the road doesn't happen, as a Vero owner, I'm probably better off. Another vacation home on the ocean side? The facilities can probably handle that much expansion.

A walk around the lake in the mornings? Haven't tried that, I'd probably go for a beach walk, stopping at the little gourmet store for coffee or ice cream (in the afternoon).
