Hi Everyone

We are still awaiting the perfect DVC contract and noticed Vero Beach seems to have some nice deals.

I had my heart set on SS because of the extra 12 years and wonder if VB is a better deal.

I know they have the highest MF's however the price differential upfront is almost the same over the long term. The difference is I would rather have my money in my pocket upfront vs DVC having it.

My main question is this:

How much can DVC raise the MF's?
I remember reading somewhere that Disney can raie the rates at Vero because of some special Hurricane clause. Is this correct and if so, how much? I want to know the worst case scenerio if possible.

Lastly, we will be having to travel at Canadian March break when my little guy is bigger. This is usually the 2nd week of March.
What is the weather like then at VB?

Do you think if we bought elsewhere that we could get a room at VB at 7 months out?

We ideally would like to spend 4-5 nights at Disney and then the same at VB.

Any advice at all would be much appreicated.

What would you do?

There is strong evidence that the (now accepted as fact) global warming phenomenon is leading to an increased number of hurricanes each year. I'd be antsy about buying beachfront property in Florida. Even if there are no hurricanes, the extra insurance premiums required to protect against a severe hurricane loss will be expensive anyway.
 
It's difficult to predict what the rules and practices for resort trading will be years from now, when the makeup of DVC has changed. Given that, the safest advice is, "Buy where you want to stay."

Consider people who prefer to stay at the BCV, for example (like VWL, it has relatively few rooms). Right now it's possible for someone with points at VB to book BCV rooms at the 7-month window, although that's getting difficult if you want to stay there during Food & Wine or the Flower Show.

Now imagine 15 years going by. Disney finishes the huge SSR and sells it out, and then they build the pretty big XYZ and sell it out as well. Now there are thousands more people who might consider the BCV at that 7-month window, and booking could get difficult year-round.

Of course, if you'd like to stay at XYZ or SSR things might not be as difficult simply because they have so many more rooms. But your options will probably narrow over the years.
 
At this time, though, the members don't have to pay any higher dues than the rest of us, so the hurricanes from last year haven't reflected in higher costs yet. Vero is a lovely place, but I believe March is their "high" season, meaning it takes a lot of points to stay there. I go in the summer, so you can easily find space at the 7 month mark, and the number of points is lower. Did you know that a beach cottage is only 53 points in the summer? :Pinkbounc
