VDH Opening

I really wonder how DVC and VDH in particular is going to do with the current environment. This certainly isn't 2008 implosion and housing crisis with VGC opening in 2009 right in the middle of it all.

But it is inflation threatening; real estate stagnant; and 15th largest west coast bank failing and Fed probably more cautious on interest rate raising to not spook bank runs further.

Will Disney open VDH with higher and how will incentives look like so jazz sales and not be PR nightmare of introducing more incentives a month later if weak sales on DVC and VDH itself? Hard choices.

If I were Disney; wait another few weeks (DON"T DO THAT!) and see cash price bookings before VDH sales announcement. --- I truly hope that they don't do this!
A guide told me they were supposed to encourage cash booking for VDH at the moment. So I interpret that we won’t get point chart or be able to buy points for a while longer.

My plan for tomorrow morning is to see if it would be cheaper than if we were going to rent points for our stay at VGC. If it makes since to do it, I will book the room cash. If the rooms are way over the price of a regular hotel room at DLH then I don't think it will be worth it.
 
It would make since. I am worried that they see they could make more money.
As long as DVD owns the entire building, they are "on the hook" for all operating expenses and maintenance, not to mention the cost of construction. As soon as they begin selling it, the buyers start paying for construction with the the purchase price and the owners start paying for operations and maintenance with their member fees. I don't think they'll delay longer than they have to. Yes, Aulani fills the unsold villas with cash guests, but I doubt that was DVD's intention.

With inflation on cash rate bookings though, I imagine Disney is in no rush. DLR appears to be really full these days as people are doing make-up travel from the pandemic. Agree DVD is a better long term play since they dont have to worry about the up & downs of the economy once its fully sold. But until occupancy dips, I would imagine they wouldn't try that hard to sell (no incentives, limited marketing, etc).

Agree to all of this. Plus, DLR's Disney100 decorations/special shows are probably adding to the crowds there.
 
I have a booking at DLH for the running events in Jan/24.. if the cash rate is comparable then I’ll jump to try the new rooms… while crossing fingers for the possibility of booking it points later..

Also I’m still deciding whether to go or not on Oct 16th for the 100th anniversary date, which might not be special because the anniversary lasts several months… but they might surprise us with something on the exact date.. so, if cancellation policy allows, I’ll book a place holder too

To steer it back to the original topic of this thread. I can't wait for what rack rate will look like tomorrow morning!! Who's going to book?
I'll be waiting until Friday to see the rack rates online. Not interested enough to deal with calling or potential hold times.

I'm definitely curious but am very unlikely to book. I can't unborrow points for existing VGC bookings so I have no flexibility to convert existing trips and not much desire to add new trips through the end of 2023. I don't expect 2024 bookings (2024 isn't posted yet at WDW or DL), but would be happy to be surprised.

Isn't D23 doing something on that day? I thought I saw something, maybe at the studio, but can't find it now

ETA: I guess I dreamed it, I can't find anything about that. Maybe it was wishful thinking lol

I’m sure someone else will share it out to the world but if you don’t mind posting what rates you were quoted here I’d really appreciate it. I was considering a cash booking but not for the prices I am seeing for the DLH rooms for October. I imagine it to be similar so I went ahead and waitlisted at VGC with points.
