Various Point Rental Questions

I have 2 preferred rooms at ASMo booked for me, DH, DD (she'll be <3 at the time), my Mother, and my Step-Father. We're scheduled .......(deleted)....... during free dining, which we upgraded to the regular DDP from the QSDP. With 4 days' worth of park hopper tickets, the whole shebang comes to $1489 per room, so roughly $3000 total.

I just crunched some numbers and am what I'm coming up with is making me a little giddy. By my n00b logic, we could do 6 nights....(deleted)..... with the same tickets and DDP for not much more! Before I get too excited, though, can someone answer a few questions:

1. Can you add the DDP to a DVC reservation when renting points?

2. Is it always necessary to pay in full up front when you rent points? We have $400 tied up in our Disney Travel Co. reservations, would it be unheard of to offer to pay someone that up front and then pay the balance with tax refund money (we usually get ours done fairly early, so March at the latest)?

1. Yes you can purchase one of the dining plans with a points reservation. Free dining is never available when staying on points.

I know you weren't originally soliciting for a rental when you posted but you're not allowed to put in the dates you want, resort you want, etc. because it can be construed as soliciting, which is not allowed.

You can only respond to a reservation / points for rent post on the Rent/Trade board.

But all the DVC points charts are linked at the top of the page here if you want to verify your #s.
 
Eek! Sorry, I interpreted the stuff in the sticky about rules that there were to be no soliciting for buying or selling :/

Anyway, those are the numbers I got from the charts here at WDWinfo, I just wanted to double check because it was seeming kinda unbelievable, lol!

I deleted your specifics (and also the ones Michael quoted) so that the general discussion could continue.

If you decide to use the Rent/Trade Board to pursue a rental, please read all of the sticky threads at the top of that forum before you proceed.

Hi! That is something that is worked out between yourself and the DVC member you rent from. I would read the stickies on the rent/trade board and post out your dates, etc. The stickies are very detailed in how to list a posting. And work those details out directly with a member. Some will require 100% down now. Some 50% now and 50% later. Also, keep in mind, there is no cancellation with DVC rental. It's someone's points you are renting and it's a final transaction for you.

I've been trying to wade through the stickies, but there are so darned many of them labeled "rules" that I'm afraid I'll miss something and get in trouble for posting something wrong or in the wrong place again. Can anyone tell me or direct me to the specific info I need to know to correctly post a casual "scoping this situation out" type of post? It'd be lovely to see if anyone who has AKL home points would be interested in setting up a payment arrangement like what I'd need, but that's info I need to know before I'd be able to commit to doing the transaction.

Oh, and no cancellations is fine with us! Once I get it in my head that there's a Disney trip on the horizon, there's really no stopping me, lol!

Actually...technically...no.

You can get DDP when renting a points reservation, but that has to be done through DVC Member Services, so the owner you rent from would have to actually add that to your reservation.

Also, there is no "free" DDP with DVC, so you would be paying the full $40 (or whatever it is) for each person in your party 10 years or older -- not just an upgrade fee.

You would pay for it at checkin, not to the owner.

Any rental agreement is strictly between you and the owner you rent from, and the standard policies of various owners vary all over the ballpark.

Because your dates were deleted, we don't know when you are going, but I think it is fair to say that you would have to pay in full AT LEAST 31 days prior to arrival. Probably more like 60-90 days, depending on a number of unknowable factors regarding the owner's account.

Don't worry too much about the posting policies, but just be understanding if one of the mods has to delete some or all of one of your posts.

Basically, the difficulty occurs if you mention specific dates, sizes of villas, and/or resorts. That's too much like advertising for a rental, and you can only do that on the Rent/Trade board.

If you ask generic questions you are fine, but also understand that every owner who rents has their own policies. There is no "standard deal."

Yep, I totally understand that we'd have to pay the full $45.99/day per person for the DDP. I think that info must have been deleted with my big math equation above. Good to know that we wouldn't be paying for that until check in, though!

We would have the cash on hand to pay in full roughly 9 months prior to check in, but the reservation I'm thinking of getting seems to be in pretty high demand, so I was hoping to find someone willing to make it at the 11 mo mark with some sort of cash deposit and signed contract from me, and wait until tax refund time for the remaining balance. Just wasn't sure if that was a laughable idea or not.

So, could I post a new thread in R/T titled something like "Looking For Info on [insert home resort name here] Home Resort Rental, [insert date range here]", and put something like "I'm able to pay $X/pt with $X up front for reservation at 11 mo mark and the balance by [insert date here]" in the post?

No, sorry. That won't get past the processing software.

What you need to do is scan the posts on the Rent/Trade Board that are offering AKV (or whatever resort you want) points. Then you reply to the post listing your needs and wanted payment terms. Most negotiations after that are handled via PM, email or directly via telephone. Up to you and the owner.

You may want to do a little "due diligence" before you post to make sure the owner is someone you would be comfortable doing business with.
 
Maybe I'm confused, and I'm just too lazy to read thru the rent/trade rules right now, but I thought Reservations Wanted type posts weren't even allowed anymore - only DISers offering points could post and then people could respond to those?

I feel like I'm starting too many threads in here, so I'll just roll this question into this thread...

If I had to wait until the 7 month mark to book, which would I have the better chance at getting: AKL 2br value or BWV 2br standard?
 
I didn't see you numbers since they have already been deleted but a DVC rental will more than 2 rooms at the All Stars in September.

If I use the general month of September,2011 from your counter (I think I can do that, right mods?) the rack rate for a preferred view at a Value resort is $100 per night. Add tax and the upcharge to the DDP you are spending $133 per per room per night or $1063 for two rooms for 4 nights. Of that amount $368 of it is the DDP, so the rooms are costing you $695.

To *break even* by renting points at a DVC resort you need to rent your villa for less than $695. A standard view 2BR is 27 points per night (sun-thurs) or 108 points for 4 days in the middle of the week. If you divide $695 by 108 you get $6.50 to "break even" between the All Stars and AKV and I can assure you that you will not find anyone who will rent you points for $6.50 per point. You *might* be able to find someone to rent to you for $10 per point but I am not sure if you'll be able to find someone willing to do that 7-11 months in advance. In that case you would be spending $1080 for the 4 days or about $100 more per night to be in a 2BR villa.

Only you know if it's worth the extra $100 per night.
 
Oh, no I didn't expect to spend the exact same amount that we would in our current setup, lol! By my calculations at $10/point (which there seems to be lots of in the R/T forum :confused3), what I have in mind would cost us about $1900 per couple (me/DH and DM/DSD). In our current situation, we're paying $1500 per couple, and we're fine with the $400 per couple price increase, due to the fact that we'd be gaining a living room, full kitchen, w/d, and the amenities of a deluxe resort (vs. staying in 2 connecting rooms at a value).

I hope I was able to clear that up while still being vague enough :littleangel:

Neither, both will be difficult at 7 months out.

Another comment, DVC is changing how the dining plan is going to be paid. Currently, they require payment at check in. In the near future, payment will be required when the dining plan is added to the reservation. So if you wouldn't be booking for several months, you may fall under the future requirements.
