User Year

We are thinking of buying into the DVC and was hoping someone could help with a couple of question. We have been told our user year would be back dated to April 07 if we were to buy in the next few weeks. Will the points for 2007 be pro rater or do we get full points? Are the dues pro rater or the full amount. We normally go to wdw in Aug and Oct, and some times new year, would we be better with a Dec user year. We have booked for Aug next year so was hoping to bank any points we first receive to use in 2009. Hope this all makes sense, theres so much to take in. Thanks, Maria

You would get the April 2007 points in full but the dues would be pro rata.

I have an April UY and it has never been an issue until recently. When we bought in, it was a good UY as Easter was our preferred time. So, if Easter was in April and we needed to cancel (we never did) we would have the rest of the year to either use or bank the points.

Fast forward to now and our holiday pattern has changed. I now like a winter holiday too, so often go in Jan/Feb/March time. Now if I needed to cancel, my window for using borrowed points (which can't be returned to their original UY) or for banking has either shrunk or disappeared completely.

I think the UY is less of an issue for most of us in the UK since our plans by necessity are more firmly set. A family bereavement one March (when we were already out there but had to return early) meant we lost a total of 10 points. That's the sort of unexpected event that can get you, but hopefully never will.

April UY would be best for you based on the plans given as the latest you need to bank on the new system to carry over 100% of your points is Nov 30th and by then any Christmas/New Year plans would be virtually set in stone. As for Dues they are always Jan to Jan regardless of UY and the pro rata for this year is which ever is later of UY, Unit's availability date (ie when it is first available for bookings) or closing date. You will get 07 points that cab be banked into 08 but have to be used by March 31st 2009. Is there any chance you can change next years accommodation to take advantage of the 07 points as you may also have developer points to use within 12 months of purchase, unless you are taking the cash discount.

If you got a December UY then you could bank the 07 points into the 08 UY and then use them by Nov 30th 2009. But to be honest looking toward the future an April or June UY would be much better for you. You could always rent out the 07 UY points.
