Would the use year affect the resaleability of points in the future? For instance, according to the DVCNEWS site, february is the most popular use year for BLT, covering over a third of the total points. Thus, it would stand to reason that more people adding on at BLT would like to have a february use year. Or, does the use year not really affect the price of resale. Also, I guess from the standpoint of finding points available for add on to my own contract, one would anticipate more february use year resale listings than others, thus making selection easier. Thoughts? I'm probably over thinking.

I think that you are over thinking things. But, if UY did play a role, I would guess that having a UY that is less popular would possibly bring a few dollars more since you may have someone willing to just give you asking price.

If I were a prospective buyer, I would assume a resale value of $0. If you get anything more, that's gravy.

I was just scanning the resale list at the TSS. And yes I have a February use year. If I should buy more points, I'm not going to add on points that are not in my use year. However, I would not pay more just to get a UY. I would expect pay slightly more per point to get a small contract. However, you might run across more people looking to add on points in the most common UY at each resort therefore have a higher chance of selling your contract.

But I agree with the other posts above. I don't recommend you buy into DVC as investment or select a UY based on what you can sell it for later. A timeshare is not investment real estate. It's just a way to guarantee yourself a discount on the cost of your hotel in the future.. Do select a UY that works for your vacation schedule.

Keep in mind too that a lot of people want to add-on at a second home resort, so the UY with the most points at BLT is not the same as AKV or BCV, so someone that has a the most popular UY at those other resorts there would want to match that UY. I agree with the PP that the 'rare'-er UY might fetch a slightly higher price but really, choose a UY for how you're going to use it.

Disney's assignment of UY's can make it difficult when you want to buy resale. It seems that some resorts were assigned a over abundance of some UY's. BLT sold February UY's for several months and even the Guides said that they didn't know why.

If I bought in now (April), could I get a February use year AND get my 2010 points deposited in my account? Or is the only way to do that to get a May or later use year right now?

You may be able to get February UY but you will not get Feb 2010 points because February UY now is currently in 'Feb 2011 UY so purchase of Feb UY would just have 2011 UY points. You would have had to purchase prior to Feb 1 2011 to have opportunity to get 2010 UY points.

UY's are Feb Mar Apr June Aug Sept Oct and Dec. There aren't January, May, July or November UYs.

You would have to purchase June, Aug, Sept, Oct or December UY prior to 1st of those months to get 2010 UY points

Best wishes :)

No, because Disney is not really GIVING you anything. When you purchase from Disney, you are BUYING the current year points...and you're also paying the pro-rated dues for the year.

They're not giving you anything -- they just make it sound that way to fool poorly informed prospects into buying.
