Since my last timeshare experience and with people saying some rooms need to better maintained, this is my question-

Do you believe if the resorts were DVC only (no Disney rental inventory) that the units would be better maintained by the members?

When I visit DVC I feel that if I don't take care of the unit it will cost me more dues. Unfortunately, I don't believe that people that are just staying there on Disney inventory are treating the rooms with the same respect.

Am I right or just a crazy snob?
 
OKW generally prefers members to stay - why - because they will say if something is wrong and needs to fixed.

maintence can't fix something if they don't know it is wrong.

the maids will NOT ask for something to be fixed. First of all it is not their jobs, secondly most of them don't speak English.

If you are staying at a DVC resorts and something is wrong with your room - the resort and DVC would much rather have you call maintence to get it fixed. then come by here (or other internet sites) and complaint about it - that is just good business.

I don't have any complaints with the maintence - if something is wrong - they will fix it - no matter how long it take them.

these resorts have several thousand guests each month - something is going to go wrong.

That would mean eliminating the Disney Collection (including DCL cruises), the Concierge Collection, and the Adventurer Collection as options for DVC members -- because that's where the majority of Disney's rental inventory comes from.

And we'd have to give up the revenue from breakage period rentals, which helps to lower our dues.

And if you want to eliminate non-DVC members from staying, the World Passport Collection would need to be eliminated, because our ability to trade out means other timeshare owners have the ability to trade in.

Is the goal to make sure that anyone staying at a DVC resort has a financial stake in the operating budget of that resort? If so, we'd have to limit DVC members to their home resorts, since each DVC resort has its own budget.

And Disney Vacation Development would need to stop building new DVC resorts. If they could not get rental income from undeclared inventory, the carrying costs of the undeclared inventory would eat up the development profit.

Seriously, we'll always have rentals. They're part of the financial equation that makes DVC possible. Just realize that the 4% or so of inventory that Disney retains is a small part of the stays by folks who are not DVC members. (That inventory is also used so that rooms can be refurbished or repaired.)
 
This may not be real popular with other members but my other timeshares makes us put down a credit card for any damage, other that normal wear, and for missing items. I think this should be done for all guests, including members, and make everyone responsible to not damage our home.
 

okwkirt - I know you probably already know this - but one place that made me put down a credit card tried to make me pay for something that was damaged when I arrived.

when I saw it I called the front desk to get it fixed and took a picture of it (digital camera) in case they tried something when I left - sure enough they did.....

when a place makes you put down a credit card for damages - they should check the place out carefully before they let in the next guest -

I have no doubt these people know it was wrong (I called THEM) and they still were trying to make me pay!!!!!!!

I won't be back there!!!!

WDW has pretty good insurance - so they don't have these problems - but anything is going to break over time - and DVC and WDW knows it.

Also one more thing that members would miss - you realized that at 60 days any villa not being used goes to CRO (or DTC) and they rent it out. This money (after the fee for renting it) goes to the GENERAL fund for that resort - so we pay less in annual fees. I think this is a good deal for members and non-members.
 
The OP's question, I think, is asking of we believe OWNERS take better care of the units than RENTERS. Truthfully, I thinks taking care of something has little to do with whether you "own" it or not. There are those that will be respectful and use good care when they use property whether it is "theirs" or not, just as there are those that will routinely "abuse" property, whether they "own" it or not...figuring "Hey, I pay dues, they'll fix whatever I break...and besides, I pay a LOT of dues, so I'm going to get my moneys worth." Generally those that abuse property just are not mental giants or are not very "classy" people.
 
We used to go on family skiing vacations, Vermont and Colorado, and we went between Christmas and New Years because of school issues. We were usually tempted to buy into condos that we liked, and very frequently contacted realtors during our stay. I must say that without knowing if the condo for sale had been rented or not, it was easy to tell which were owner used and which were included in some sort of rental agreement. We would never have bought a rental unit. An example of damage that a rental unit was more likely to have was knife marks in the kitchen formica from when a cuttingboard or dish wasn't used, but the counter was used as the barrier.

I think owners, that is DVC members, take better care of the units. I have taught statistics, and all bets are off when talking about A particular member, except in terms of probability.

I think spicycat's experience with being charged for damage is a situation we could do without at DVC. IS there excessive damage to DVC units? We have not been to an owner's meetings, so we don't know if this has been discussed. Is this a problem?

Thinking about the original post/question. I would think that the amount of consideration the rooms get (on average) would not be much different whether DVC withholds rooms for paying guests or if all rooms were 100% DVC owned. The reason I am thinking this is that it seems that many (not all and most likely not the majority) people rent/trade their DVC points - thus those staying in the DVC rooms are just as likely to take care (or trash) a room as much as any other Disney Resort Guest.

So, I'm thinking that in the grand scheme of things, it doesn't make much difference.

I agree too. I'd like to think most DVC members take better care of the units but in reality many still think of it as Disney's property, not their own.

I could see charging someone for intentional damage. Last month on our last night at OKW, a group of young adults checked into a room that was across from our room, in building 41 on the third floor. It was around 4:00pm and they got pretty loud, they were obviously loaded. Before you knew it, they were throwing the plastic chairs off the balcony. They threw cans into the pond. They did come down and pick the chairs up, I don't know if someone called. Later we noticed that they had the loveseat from the living room out on the porch. We were on our way out, I said if they were still carrying on when we got back, I was going to call. Luckily they weren't. The love seat was still out on the porch in the morning.

I agree with this and am shocked it isn't already implemented.

When you travel and stay other places than DVC do you mistreat the room. I doubt that many people here do whether they are paying or staying on points.

So I too agree with Chuck. Those that will trash a room will do so regardless of renting or being a member.
 
I don't know if other members feel the same, but I know that for my first stay at SSR I definitely treated the place differently than had I not been a DVC member. That isn't to say that I would be trashing a place otherwise, but I did feel a responsibility to contact maintenance for questions about the fans in the bathroom and for a light bulb that was out. I also generally found myself picking up more and treating it more like it was my own--just generally being more concerned about normal wear and tear. I also would not normally find myself vacuuming a hotel room.
 
I totally agree that owning or renting a unit like a villa has nothing to do with how you treat it. A group that is going to "trash the place" will do so if they are renting or own.

BTW, I would have called about the loveseat out on the balcony. I find that bit of behavior apalling. It must have been a bunch of young, immature spring break juvaniles!
