TTS - Grand Floridian Villas up for resale already?

I was just browsing the TTS listings for sale and saw 50 GFV points for sale. It is listed as 'Grand Californian' but in the text it states twice that it is a Grand Floridian resale - $140 per point.

8 points leftover and 50 to come....is there a savings here?

Someone figure it out for me, please!
 
We just paid $150/PT a couple weeks ago, so there is 'some' savings there, but we also got all our 2013 points, and will be renewed again at our 2014 UY.

I think $140 is not a bad price, knowing it will probably go up to $160 range soon to buy direct from Disney.
 
42 current points missing that would not be missing if new from Disney. Rental value to owner through David's (a broker and sponsor of the Dis site) is $11 a point. Thus add $462 to the total price at $140 a point to reflect the loss of 2013 points, which makes the resale price about $38 less than Disney. Next find out your closing costs through resale and through Disney. Don't know the difference but obviously if resale closing costs are higher you would now have a total price that is greater than buying from Disney. Next consider dues. With Disney, they start as a pro rata portion for the remainder of the year from date of agreement to purchase. With resale, often buyer ends up paying a pro rata share but from date of closing to end of year and thus that makes the resale price a tad lower. Next add some amount for loss of the Disney Collections option if resale; that value is subject to varying opinions but I would personally give it a very small value, no more than $1 a point thus adding about $50 to the resale price (for lost value). Next consider that with Disney you get use of the points immediately and with resale you have to wait until a couple weeks after closing.

When prices are that close, it becomes real difficult to justify going resale rather than Disney.
 
you do understand that the asking price is not necessarily the final price?

i've been wrong before but i expect that the final transaction price will be lower than $140 per pt.
 

I wouldn't pay much more than $120 for that personally any more and I would just go direct
 
Also I believe resale closing is at least $200 or so more than direct. I think direct its about $130 to close on 50pts. Better to buy direct IMHO than resale.
I believe $120 resale would make me want to buy over direct on 50pts contract.

Pass on this offer as the difference between Disney direct pricing is not that much and you will probably need 100 points there anyways as the point requirements are pretty high.

I expect it will be 2-4 years before we see some meaningful VGF resales on the market at prices as low as $120 or so. Look at VGC as a guide.

About the only time resale is better than direct is when the discount is 20% or more and the only exception is for someone that is not a DVC member and really can't afford more points and wants a 50 point contract.

Unless you have to have VGF, it would be better for someone to buy 100 points at SSR or AKV for $70pp than 50 points at VGF.

I'm not interested in buying. I already have enough points! And I was able to book GFV for 4 nights in February when the booking window opened.

I just like to keep up with what resales are going for and was kind of surprised to see this listing.
