Treehouse Villas model planned?

Won't officially be declared into inventory until just before they start selling. However, points charts are already showing them as officially part of SSR, points will be same as 2BR SSR, and they have said they will be part of SSR. All SSR owners will have 11 month window to reserve.

Is this subject to change prior to the declaration?
 
Yes and no. What is mainly subject to change is that they could decide, up till the time they declare units for sale, to not make Treehouses DVC. Unlikely, but a complete economy funk can change many things. Many will recall that 9/11 and the resulting economic crash killed the already announced Eagle Pines DVC resort at the Eagle Pines/Osprey Ridge golf course area.

Lets say, for arguements sake, that this rumor has some life. Would putting such conditions on new point purchases be a marketing tool that could help sell off their remaining inventory? My suspiscion is that they are holding onto alot of invenvtory, despite being a "sold out" resort.

Can you please tell me where to find the points charts for THV that you are referring to?
 
For point chart, go to the official DVC site and sign on, then to "View Vacation Point Charts" under "Plan my Vacation," and then scroll down past the "2008" section till you get to "2009" and click on the SSR chart for 2009.

As to the "holding onto a lot of inventory" mentioned above, SSR is truly sold out and they are not sitting on anything to sell (except what is reacquired through foreclosures or exercise of ROFR). They often have significant inventory at SSR to use (and thus why they have SSR "developer points" as a perk when selling at other resorts) because large numbers of SSR owners trade out to other DVC resorts at 7 months out and far fewer from other DVC resorts trade into SSR at 7 months out.

I know we're getting way off topic but I just wanted to point out that they really aren't "SSR developer points" offered as incentives. The developer points could be at any resort, but their use is being administratively limited to SSR bookings at 7 months.

If they were all SSR points being given out as incentives, they could allow buyers to book 11 months out. Or even if they were SSR points, they could let people book ANY resort at 7 months.

In reality, they are a mixture of points from multiple Home resorts, and DVC has limited their use to SSR--the largest resort.

As for this other booking issue, IMO it's silly to think that DVC would ever consider such a thing. They would sacrifice a lot of goodwill with members and add another layer of administrative overhead for 40+ years in exchange for the ability to sell points at a marginally faster rate. Why bother?

If DVC were interested in maximizing revenue from the treehouses it would have made more sense to either create a separate resort (condo association) or raise the point charts.
