My family and I want to book a treehouse villa for our Jan 2013 stay (once booking for that time opens up of course), but we'd like to wait to book until room discounts for that time are (hopefully) announced later in the year. But I know there aren't very many treehouses, so I'm worried about waiting to book until only a few months before our trip. Does anyone have any idea how quickly the treehouses typically book up? If we wait until September or whenever discounts come out to book one, do you think there will still be availability? Thanks! :goodvibes

Maybe not. SSR is now reported to be sold out, so that would mean that all the THV inventory now belongs to DVC inventory and none to Disney Reservation Center (unless a member books a non-DVC Disney stay and they take a THV as the inventory to sell to recover the cash needed to book the stay). So there may be none at all available for cash through Disney Reservation Center, let alone any for discounted cash stays.

You might find a member who owns at SSR who is interested in selling a reservation and see if they can book that THV now for you. But you'd probably have to pay at least half the cost of the reservation once it was made and the rest about 60 days out. With no cancellation policy (meaning if you need to change or cancel the reservation, you eat your loss).
 
I don't think I've seen a THV discounted for a long time now. I do see them come up at rack rate - but every time a new discount comes out, I look, and they aren't there. I'm guessing they don't have any trouble filling them, so they don't have to discount them.

So if you don't mind paying rack rate, you have a chance at booking one, or if you can rent points and book one through a member you might get one(which is probably your best shot at getting any kind of discount).
 

You have to also remember that there are only 60 rooms and DVC Members book there starting 11 months out.

I agree with Deb, you should try to rent a reservation from a owner.
